A leading company in the real estate development industry, specializing in high-rise condominium projects, is seeking a Project Director. This confidential role requires an experienced professional to oversee all phases of high-rise condominium projects, ensuring timely delivery, budget adherence, and high-quality standards. Position Overview:
The Project Director will lead and manage all aspects of high-rise condominium projects from planning and design through to completion. The role requires a strong leader with exceptional project management skills, who can work collaboratively across departments and with various stakeholders. Key Responsibilities:
Leadership & Team Management:
Lead and manage the project team, including Project Managers, Site Managers, and other key personnel, ensuring alignment with project goals and objectives. Foster a culture of collaboration, accountability, and continuous improvement.
Project Planning & Execution:
Develop comprehensive project plans, including budgets, schedules, and risk management strategies. Oversee the execution of these plans, ensuring projects are completed on time and within budget.
Design & Pre-Construction Phase:
Work closely with architects, engineers, and other consultants during the design phase to provide input on costs, construction techniques, and materials. Ensure pre-construction preparations, including permits and regulatory compliance, are managed effectively.
Construction Management:
Review construction drawings and plans to ensure accuracy and completeness. Coordinate with subcontractors and other partners to manage construction activities, addressing any issues that arise to keep the project on track.
Cost Management & Negotiation:
Act as the principal negotiator for tendering processes, managing subcontractor agreements, and ensuring cost-effective project delivery. Review scopes of work and ensure all project components are integrated seamlessly.
Quality Control:
Conduct site inspections to identify and address any construction quality issues promptly. Lead the construction management team in resolving issues and maintaining high standards of quality and safety.
Stakeholder Communication:
Maintain clear and effective communication with internal and external stakeholders, including senior management, clients, consultants, and subcontractors, to ensure project alignment and transparency.
Qualifications:
Minimum 15 years of experience in full-cycle real estate construction, including project management and site management roles.
Strong leadership and team management skills.
Proficiency in project management software and tools.
Excellent communication, negotiation, and problem-solving skills.
Ability to work effectively in a fast-paced and dynamic environment.
