PROFILE SUMMARY

Wesgroup is poised for substantial growth over the next several years and in preparation for this exciting and challenging phase, we are actively seeking a highly engaged, driven and experienced Operations Manager to join our team.

Reporting to the Director, Commercial Property Management, the Operations Manager (OM) is responsible for guiding a team of Building Operators in the delivery of operations and maintenance services within Wesgroup's Commercial property portfolio. Following a service delivery model, Operators report to the OM, but are accountable to their Property Managers - internal client - for day-to-day delivery of building operations. The OM will provide technical oversite, be responsible for Operator scheduling, performance management and development, help trouble shoot issues and work within the broader Commercial team to continuously seek process improvements aimed at operational efficiency, asset resilience, tenant satisfaction and employee engagement.

KEY ACCOUNTABILITIES

  • Work with the Building Operations Team to ensure the heating, ventilating, power, life safety and other mechanical equipment for all assets within the portfolio are operating effectively and efficiently. Conduct building inspections to ensure the efficient and safe operation of all equipment throughout the portfolio, and that they align with required objectives and operating techniques (i.e. ensure high operating standards and cleanliness).
  • Supervise, mentor and develop operations team members through regular feedback, training, and coaching. Assist with goal setting, performance management, resource scheduling, and overall leadership of Building Operational staff, including the organization of meetings, training, and other coordinating activities as required.
  • Develop, implement and achieve KPI’s and service standards. Help resolve operational problems and gaps. Identify building management improvements and ensure people resources, materials, and tools are available to deliver a consistently high standard of service.
  • Assist Property Management Team in developing preventative maintenance schedules, CAPEX plans, and operational budgets. Provide operational support and experience in support of daily operational issues, repair and maintenance projects, and larger scale improvement projects as required.
  • Partner closely with the Commercial Property Management Director and the OH&S Director, to ensure Wesgroup’s Safety Manual is adhered to and that all company policies and procedures surrounding OFA, WHMIS, Hazmat, and various site-specific safety procedures adhered to by all employees, trades, visitors, and consultants.
  • Support and implement the portfolio sustainability goals and targets, while assisting the Property Management and Building Operations Teams on the execution of various sustainability projects and initiatives.
  • Collaborate with the Tenant Improvement Project Manager on construction schedules and advise Property teams of potential problems, work interferences, and scheduling difficulties or deviations from the overall schedule, scope, impacts, and assist in resolving any conflicts.

QUALIFICATIONS, KNOWLEDGE & EXPERIENCE

  • Post secondary diploma Building Operations or Facility Management.
  • 5 years of experience in building operations or facility management.
  • Experience in central computerized monitoring and central systems as well as the ability to read and comprehend detailed drawings in the electrical/mechanical field.
  • Knowledge of Occupational Health & Safety and HAZMAT.
  • Alert and perceptive and able to resolve operational problems/emergencies, with the ability to recognize and analyze key issues and patterns in complex situations, developing solutions.
  • Ability to review and enforce contractor contracts and identify discrepancies in scopes of work.
  • Proficient with Microsoft Excel, Outlook, Adobe Acrobat, Yardi, Angus MRI.
  • Excellent organizational and time management skills, including the ability to multi-task with competing priorities.
  • Exceptional interpersonal and communication skills (both verbal and written).
  • Ability to work effectively under pressure within a fast-paced team environment.
  • Ability to lift, push or pull up to 45 lbs.
  • Valid Driver’s License.
  • Required to travel to various sites.

EXPECTED COMPENSATION

  • Annual Base Salary: The expected salary range for this role is $85,000 - $100,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
