Job Opportunity: OPERATIONS MANAGER
Location: Vancouver
We are looking for a technically strong, customer-oriented Operations Manager to join our team in Vancouver. The Operations Manager is a senior building management position, that will lead the Vancouver operations team in adopting and implementing measures to maximize operating efficiencies throughout the office portfolio. You will be asked to create and launch new initiatives that improve efficiencies and drive value.
To be successful in this role, you will have a passion for new technology and exhibit exceptional leadership skills. You play a key role in leading the operations team in planning and managing the next generation of office buildings.
Responsibilities
OPERATIONAL EXCELLENCE
- Prepare, monitor, and control the operating expense budget for the portfolio
- Maintain cost control and invoice approval processes
- Coordinate repairs and maintenance
- Manage capital project costing and management from conception through to completion
- Regulate, monitor and control energy use in the portfolio, focusing on improving energy efficiency by evaluating energy use and implementing both current and new technologies where necessary
- Encourage the use of renewable/sustainable technologies to support GHG reduction goals
- Derive solutions for carbon management; raising the profile of energy conservation within the complex
- Maintain and schedule all environmental and sustainability reports and audits, and complete all related reporting
- Liaison with tenant construction for all base building mechanical and electrical information, and review all building construction drawings and respond to tenant concerns or complaints
- Ensure all corporate and governmental occupational health and safety and environmental programs within the Operations department are being adhered to
- Negotiate and oversee department service contracts
- Liaison with sites base building consultants
- Perform life cycle costing exercises on building equipment
- Oversee management of metering system
- Other duties as assigned
INSPIRATIONAL PEOPLE MANAGEMENT- Manage the operations department to enhance efficiency and deliver value
- Support Chief Engineers and Building Operators on smaller projects
- Provide supervision to direct reports and demonstrate leadership for all indirect reports, complete performance reviews for all operations staff, and sign off on payroll input and control wages
- Ensure that all service level targets are attained
- Remain current and up to date with new industry practices, legislative changes and new technologies
PLATFORM INITIATIVES- Promote Oxford customer service initiatives
- Monitor Tenant construction programs and support internal vacant space preparation
- Assist the General Manager, Property Manager, and Leasing Manager with information gathering on building operation for prospective tenants
- Work with Platform Services on various initiatives including energy management and targets, operational performance, maintenance audits, BOMA BEST, LEED, Smart Building technologies and Energy Star
- Conduct insurance and risk management inspections, remedial actions and reporting
- Manages environmental assessments, condition assessments, energy management plans and other initiatives to run the asset in an efficient manner and to legislative requirements
Qualifications- 4th class power engineering certification
- Possess a post-secondary degree; building technology education preferred
- Have a minimum 7 years of industry/operational experience in a high-rise building and/or mixed-use facility operations
- Have a minimum of 5 years of capital planning and project management experience
- Have a minimum of 5 years of supervisory experience
- Proven working knowledge of electrical & HVAC systems, water treatment, life safety, and building automation control
- Fully competent in all related Health & Safety Legislation
- Proficient in Office programs including Outlook, Excel and Word, plus an understanding of business terminology and accounting/budgeting processes.
- Have superior time management skills are critical in order to complete all aspects of the position, including liaising with contractors, tenants and staff.
- Strong communication and analytical skills
For this position specifically, the annualized base salary range is $120,000 - $135,000. You may also be eligible to receive an annual Incentive Award which may include Short-term Incentive, benefits, and/or retirement savings plan – details on these elements of compensation are included within OMERS & Oxford offer letters.
The base salary that is ultimately offered to the successful candidate will consider a wide array of factors including but not limited to the individual’s skill set.
