JLL is seeking an Operations Manager for Metropolis at Metrotown, BC’s Largest Shopping Centre. This is a complex property at the heart of Greater Vancouver, with significant densification to come in the near future. A great opportunity for a seasoned operations manager at one of Canada’s premier retail destinations.

You will report directly to the Vice President, Retail Property Management, BC. Primary responsibilities will be to ensure the entire property, both buildings and land, is maintained to the client’s standards.

WHAT YOU’LL BE DOING

  1. Perform daily inspections of buildings and land, ensuring the Management team are kept updated on any discrepancies and the remedy.
  2. Monitor, mentor, coach and develop direct reports, ensure adherence to policies and procedures, provide recognition, evaluate and provide feedback on performance, address performance concerns and resolve problems.
  3. Oversee a team of 3 Managers, a Dispatcher, and Administrative Assistant, as well as second-level supervisor of a staff of 12 technicians.
  4. Document and arrange for appropriate remedial work using the company purchasing/procurement guidelines.
  5. Prepare and execute yearly expense budgets, including recoveries.
  6. In collaboration with procurement, negotiate and manage all service contracts including but not limited to Janitorial, Vertical Transportation, and HVAC.
  7. Oversee the budgeting and management of all operations contracts.
  8. Develop and manage Major Capital Expenditures program.
  9. Prepare monthly forecast, variance reports, and complete year-end expense accruals.
  10. Maintain and monitor budget control books, including controlling the purchasing of supplies.
  11. Develop and manage energy management program including metering systems.
  12. Manage, oversee, and approve all utilities expenses.
  13. Manage all aspects related to tenant water and hydro metering and billing.
  14. Develop and manage all aspects of sustainability, including recycling program, organic waste, and diversion targets set for the property.
  15. Prepare purchase orders and get competitive quotes when required pursuant to the purchasing guidelines.
  16. Lead their team in providing the highest levels of service to all customers with whom they interact, whether internal or external, with the goal of continuously improving the customer experience.
  17. Champion programs for increasing employment engagement, communications, and people development.
  18. Oversee and monitor customer service levels provided and implement continuous service improvements.
  19. Implement improved operational processes that enhance capabilities to meet/exceed service standards.
  20. Ensure organizational adherence and accountability to standard operating procedures.
  21. Oversee all health and safety requirements.
  22. Manage tenant construction together with the Tenant Coordination group.

WHAT WE’RE LOOKING FOR

  1. 10 years of experience; excellent people leadership abilities and a dedication to continuous improvement.
  2. Approachable, positive demeanor with a hands-on and team-oriented work style.
  3. Post-secondary education is preferred, ideally in mechanical/civil engineering. Courses in building services or the technical trades will also be considered.
  4. Facilities Management Administrator (FMA) designation is an asset.
  5. Ability to apply successful initiatives utilizing up-to-date industry technologies.
  6. Proven analytical and problem-solving skills. Ability to quickly understand and identify issues and propose solutions.
  7. Proven ability to effectively prioritize workflow to ensure deadlines are met in a fast-paced environment. Able to adapt to shifting priorities.
  8. Takes initiative, is proactive in their work, and results-oriented.
  9. Ability to manage and adapt to change.
  10. Extensive experience working with budgets and understanding financial statements.
  11. Solid contract management and computer skills (Excel, Word, Yardi, Prism/Building Engines, and some database exposure).
  12. Knowledge of LEED and BOMA standards, and an environmental focus.
  13. Must be a resourceful team player, with a strong commitment to customer service and the ability to effectively balance numerous priorities.
  14. Strong communication skills with the ability to communicate proficiently in the English language (verbal and written).
  15. Strong team player, working well and collaboratively with all on-site departments including Marketing and Specialty Leasing.

Estimated total compensation for this position:

115,000.00 – 130,000.00 CAD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity, and alignment with market data.
