The role of the Regional Development Manager (RDM) is to support the Ontario region for new restaurant openings and renovations of the existing store network. This role reports to the Director of Ontario Development (Director), with the primary responsibilities including identifying and evaluating sites, formulating site/growth recommendations, coordinating cross-functional teams for openings/renovations and lease administration support. As an extension of these primary functions, the RDM is responsible for preparing approval packages for selected sites to be presented to leadership, and supporting the Director as required from time to time. This role is a key contributor to new restaurant openings for Tim Hortons.

Key Responsibilities

  • Establish and maintain relationships with landlord and broker community;
  • Provide individual site and store network analysis (including sales forecasting and market commentary), and associated recommendations/strategies to the Director;
  • Assist in drafting and reviewing Letters of Intent;
  • General project management/oversight of the development and renovation pipelines, including coordination between construction, legal services, field operations, property management, and real estate;
  • Support the Sr. Manager of Ontario Development and the Director with analytical and administrative work;
  • Manage the administrative process behind restaurant site approvals, openings, and renovations, including: Site approval package creation, Project setup in Lucernex and SAP software, Coordination with the franchising team on issuance of the Franchise Disclosure Document (FDD) and Franchise License Agreement (FA), and Management of new site opening documents.

Required Knowledge, Skills, and Abilities

  • Experience in commercial real estate;
  • Excellent oral and written communication skills;
  • Proficient in Word, PowerPoint, and Excel;
  • Effective organization and time management skills;
  • Strong interpersonal skills, with the ability to maintain professional relationships with a variety of audiences (internal and external);

Education and Experience

  • Post-secondary education in Business, Finance, Engineering or related field;
  • Experience in project management and/or construction is preferred;
