As the Maintenance Manager for Properties, you will be responsible for managing the maintenance, repair, and improvement of all buildings and facilities within our property portfolio. You will lead a team of maintenance professionals, ensure efficient handling of maintenance requests, and prioritize safety and tenant satisfaction. This role requires a proactive leader with strong technical knowledge and the ability to manage maintenance operations across multiple properties.

Key Responsibilities:

1. Oversee and manage the day-to-day operations of maintenance activities for residential, commercial, and mixed-use properties.
2. Lead, mentor, and train a team of maintenance technicians, ensuring high levels of performance, efficiency, and safety.
3. Develop and implement a preventative maintenance program to reduce downtime and ensure the longevity of building systems and equipment.
4. Coordinate and supervise repairs and renovations for both interior and exterior areas of the properties.
5. Handle emergency maintenance requests promptly, minimizing tenant disruption and ensuring safety.
6. Manage vendor relationships for outsourced services such as landscaping, plumbing, HVAC, and electrical work.
7. Monitor and manage maintenance budgets, keeping expenditures within approved limits while ensuring quality work.
8. Ensure compliance with all local building codes, safety regulations, and environmental guidelines.
9. Maintain accurate maintenance records, including work orders, inspections, and service history.
10. Conduct regular inspections of properties to assess conditions and identify potential issues.
11. Work closely with the property management team to address tenant concerns and improve tenant satisfaction.
12. Oversee inventory management of maintenance supplies and equipment.

Qualifications:

1. 5+ years of experience in property maintenance management, with at least 3 years in a leadership role.
2. Strong technical knowledge of building systems, including HVAC, plumbing, electrical, and general construction.
3. Proven ability to manage a team, prioritize tasks, and effectively delegate responsibilities.
4. Excellent problem-solving and troubleshooting skills.
5. Strong communication and interpersonal skills, with the ability to collaborate across teams and with tenants.
6. Experience with property management software (e.g., Yardi).
7. Knowledge of safety regulations, local building codes, and maintenance best practices.
8. Ability to respond to emergency maintenance situations and work outside of regular hours when needed.
9. Valid driver’s license and reliable transportation.
