Summary: The Manager, Leasing, is a dynamic sales professional who drives success through innovative thinking and building strong personal connections. Responsible for leading and mentoring a team of Leasing Specialists, you will develop strategies that enhance property revenue, resident retention, and the quality of residents across our multifamily portfolio in Ontario.
The Manager, Leasing, will collaborate with both internal teams and high-profile clients, including top real estate owners and developers. Partnering with Marketing, Operations, Accounting, Finance, and Development teams, the Manager, Leasing, will be a key player in boosting overall portfolio performance.
What you’ll get to do:
1. Leasing Performance & Financial Oversight:
- Oversee leasing performance across residential assets in the assigned portfolio, ensuring occupancy and revenue goals are achieved.
- Develop leasing assumptions for annual budgets of stabilized assets, participating in property budget development and monthly financial reviews.
2. Client Relations & Satisfaction:
- Engage regularly with clients to ensure customer satisfaction, address concerns, and maintain strong, positive relationships.
- Support the Communications Team in managing Greenwin's reputation across various platforms.
3. Market & Industry Knowledge:
- Maintain a deep understanding of local residential real estate markets, including trends in demographics, lease rates, occupancy, competitive properties, and future developments.
4. Leasing Process & Capital Projects
- Oversee the leasing application process, ensuring timely document reviews and smooth transitions through each stage.
- Advise on capital projects that improve property leasability and align with leasing goals.
5. Marketing, Branding & Best Practices:
- Collaborate with the Marketing Team to develop and implement strategies for property visibility and desirability, ensuring consistent brand messaging across all platforms.
- Research, establish, and implement leasing best practices to enhance performance and leasing efficiency.
- Provide training for Leasing Specialists and Coordinators, ensuring consistency and high-quality service.
- Foster a culture of teamwork and collaboration to achieve leasing goals.
7. Property Evaluation & Site Improvement:
- Conduct regular site tours to assess and improve curb appeal, signage, marketing materials, and property perception, providing actionable recommendations for enhancements.
8. Reporting & Special Projects:
- Prepare regular client reports and ad hoc reports as needed, tracking performance metrics and providing insights.
- Support special projects and Greenwin’s corporate social responsibility initiatives, contributing to company-wide goals and values.
Who you are:
- University or technical school graduate in Business or a related field preferred
- 5 years of progressive experience in business, sales, real estate or property management
- Management experience in leasing, property management, or real estate is preferred.
- Advanced knowledge of Yardi, Excel, PowerPoint, and Word for data management, reporting, and presentations.
- Experience in leading teams to achieve results, with the ability to work independently and drive projects to completion.
- Strong analytical skills with the ability to identify issues, make informed decisions, and take calculated risks when necessary.
- A proactive mindset, eager to learn and stay ahead of industry trends while adapting to new challenges.
- Must possess a valid driver’s license and have access to a vehicle for business-related travel.
