The Toronto Pan Am Sports Centre Inc. is currently seeking a Full-Time Manager, Building Systems and Maintenance to join our team! The successful candidate will be responsible for managing the effective, efficient and safe operations of the building which include the following: mechanical and electrical operations, fire and life safety operations, building maintenance and cleaning operations, landscape and parking operations, building security operations and loading dock operations.
The key accountabilities of the role include, but are not limited to:
- Manages the effective, efficient, safe mechanical and electrical operations of the building.
- Manages the work of outsourced staff who provide security and cleaning services and ensures that corporate standards are met.
- Manages the effective and safe building maintenance operations and landscape operations.
- Manages the relationship and work of external contractors who provide inspection, preventative maintenance and repair work services.
- Manages a team including assistant manager and supervisors who supervise building operators and maintenance staff.
- Ensures that building operations is operating in accordance with LEED standards.
- Ensures that accessibility standards for all aspects of the building are continuously maintained.
- Determines the need for, and inspects the work of, external trades by regular facility inspections and ensures full completion of all work to specifications.
- Ensures preventative maintenance of all building systems and ensures they stay in excellent repair, including but not limited to security systems, fire and life safety systems, elevators, roofing systems, HVAC systems, solar PV system, geothermal system, irrigation system, lighting systems, hardwood floors, etc.
- Ensures all aspects of the facility are maintained in excellent repair for optimal function to meet building standards for clientele.
- Develops and maintains standard operating procedures and departmental operating policies and ensures compliance.
- Conduct regular audits to ensure all required inspections, checks, logs and documentation are completed.
- Ensures all legislated requirements (including OHSA, TSSA, Fire Code etc.) and contributes to risk management goals and objectives.
- Ensures building records and documents are developed, maintained and complete (service reports, checklists, logs, asset inventory, building drawings, operations manuals, standard operating procedures, emergency procedures, etc.).
- Ensures supplies and equipment are on-site as needed through inventory management.
- Ensures building operations staff are effectively hired, trained, developed, and managed.
- Ensures that TPASC policies and procedures are followed including financial governance policies.
- Initiates, executes, monitors and controls major and minor maintenance projects, capital replacement projects and construction projects.
- Assists with the development of building standards and design criteria for any new construction and prepares technical specifications to meet the needs of internal stakeholders.
- Collaboratively plans project scope, requests project resources, determines project costs, and assists with developing annual capital project budget. Manages capital projects and other duties as required.
What we need from you:
- Seven years of experience successfully managing building operations of a large commercial building.
- Demonstrated ability managing building mechanical and electrical systems.
- Demonstrated ability managing building maintenance, landscape, and cleaning operations.
- Demonstrated ability managing security staff and systems operations.
- Experience managing sport facility and swimming pool operations.
- Experience hosting large events.
- Experience successfully managing projects.
- Highly organized and able to manage multiple projects and timelines.
- Excellent oral and written communication skills.
- Demonstrated ability to work both independently with minimal supervision and cooperatively with other team members.
- Must be a capable and experienced supervisor able to ensure the motivation and performance of subordinate employees.
- University degree (preferably in engineering or architecture).
- Certified Pool Operator (CPO).
- BOMI FMT, RPA or other Facility Management designation is an asset.
- Project Management (PMP) designation is an asset.
- Security Guard License is an asset.
- Joint Health and Safety Committee Certification is an asset.
- LEED AP designation is an asset.
The successful candidate will be required to obtain a Vulnerable Sector Check.
