Responsibilities:

The primary responsibilities of the Maintenance Operator include:

1. Monitoring, repairing, and maintaining all building systems equipment, devices, controls, and distribution networks within the property;
2. Monitoring, troubleshooting, and adjustments of all control systems (lighting, BAS, life safety, environmental, energy, etc.);
3. Identifying signs of equipment malfunction and failure and correcting or reporting the problem to the Operations Supervisor or Operations Manager, providing a full and detailed report of the issue;
4. Performing inspections and testing of all equipment, systems, and areas of property; making corrective measures as required. Maintaining accurate and up-to-date logs of such inspections;
5. Maintaining daily operational logs, including detailed and thorough recap of the day's activities, important information on repairs, failures, system adjustments, etc.;
6. Ensuring optimum operating levels and parameters for the building systems and equipment are met to achieve maximum efficiency without sacrificing tenant comfort;
7. Acting as lead for all scheduled and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems, etc.;
8. Performing preventive maintenance tasks, ensuring work orders are completed thoroughly and in a timely manner; work orders are to be filled in with sufficient details;
9. Conducting general maintenance including painting, minor drywall repair, ceiling tiles, minor carpet, baseboard, wallpaper, and caulking;
10. Conducting general housekeeping/cleanup of one's workspace as required;
11. Responding to service requests and emergency situations in a timely manner;
12. Assisting with environmental assessments and reporting;
13. Supporting corporate energy management and efficiency programs;
14. Championing and participating in corporate occupational health and safety program;
15. Ensuring property and systems are in compliance with regulatory bodies;
16. Overseeing and actively participating with waste, recycling, and hazardous materials and diversion management;
17. Supporting and providing guidance on all insurance and risk management inspections, remedial actions, and reporting;
18. Remaining current and up to date with new industry practices, legislative changes, and new technologies;
19. Complying with all QuadReal Policies and Procedures;
20. Providing training and direction to fellow team members;
21. Assisting in training/developing General Maintenance Staff;
22. Assisting security and cleaning staff, i.e., traffic control, contractor issues, and emergency situations;
23. Other duties as assigned.
