The Associate Building Automation System Operating Technologist is responsible for remotely operating Building Automation Systems (BAS) in BGIS-managed client facilities. You will implement day-to-day operator level control changes, review trend data to support troubleshooting efforts, implement changes for energy and operational optimization initiatives, and coordinate corrective actions for complex issues.
KEY DUTIES & RESPONSIBILITIES
Project Support
- Works with building operators and site managers to identify operational and energy savings in BAS operations.
- Develops recommendations for BAS system changes and reviews with BAS Tech I and Tech II to implement.
- Performs commissioning inspections to transition projects from installation to ongoing operation.
On-going Operations
- Responds to demand service requests for BAS/control related issues to diagnose and rectify.
- Optimizes facility uptime and asset integrity of assigned facility.
- Monitors system performance and fault events, performs corrective and demand service maintenance on BAS to achieve facility uptime, uninterrupted client operations, occupants’ comfort, asset integrity, and energy and operating cost objectives.
- Coordinates maintenance repairs and implements temporary overrides to minimize impact while awaiting services.
- Addressees frequent failures with site team, BAS Tech I and Tech II. Identifies, records, and escalates deficiencies and maintains related documentation.
- Ensures remote platforms are up-to-date.
- Receives, actions, tracks, monitors, and reports status of maintenance and repair work within the work order management system including progress notes and resolution notes.
- Uploads up-to-date installation documents obtained from installation team and BAS vendors to the BAS after upgrades.
- Performs work in accordance with established processes and practices.
- Complies with all internal and external requirements including but not limited to environmental and health and safety.
Client Relations
- Provides observations about facility building automation equipment and systems conditions and deficiencies and provides suggestions for enhancement and repair.
- Assists in enhancing tenant and customer satisfaction. Maintains positive relations through the manner with which work is performed and delivered.
Administration
- Records resolution data within service maintenance management database. Ensures work completed meets quality, contract response, and all other requirements.
- Receives, tracks, monitors, and reports status of maintenance and repair work within service maintenance management database.
- Initiates documents to obtain formal approval of work required.
- Participates in and assists with facility-related projects.
- Other duties as assigned.
KNOWLEDGE & SKILLS
- College Diploma in a related discipline.
- BAS or Building Operations courses (Asset).
- Remote BAS operation for multiple facilities. (4 months)
- Demonstrated proficiency with BAS navigation, data-trend setting and extractions, troubleshooting. (4 months)
- Medium to advanced skills in word processing and spreadsheet data manipulation and analysis tools. (4 months)
- Familiar with integration concepts and platforms such as BACnet systems. (Asset)
- Operational experience in fault detection platform. (Asset)
- Good knowledge of optimization and energy management strategy for BAS. (Asset)
- Strong ability to adhere and properly execute processes and practices relating to facility operations and maintenance. (4 months)
- Strong client-service orientation along with a high sense of urgency. (4 months)
- Effective communication skills for the purpose of data relay, exchange, feedback, and clarification. (1 year)
- Peer support skills required to support others in the same team. (4 months)
- On-call/standby and emergency call-outs as they arise. Occasional extended hours. (Must be available)
- Programming, coding, on-site installation and/or maintenance of BAS. (Asset)
- Valid drivers’ license (Asset) – Must be able to visit head office occasionally as required regardless of license possession conditions.
