The Maintenance Custodian position has primary responsibility for maintaining the order, cleanliness, and upkeep of the buildings and grounds.
ESSENTIAL JOB FUNCTIONS:
- Responsible for the general upkeep and cleanliness of the buildings. This includes but is not limited to mopping, vacuuming, shampooing, waxing, and buffing floors.
- Monitors & maintains cleanliness of exterior building and grounds.
- Performs snow removal from walkways, steps, and parking lots as directed, salt and sand areas as instructed.
- Responsible for performing all program and special function room set-ups as scheduled.
- Performs basic maintenance functions under the guidance of the maintenance supervisor such as: installation of garbage disposals, patching and painting walls, changing locks, repair of maintenance equipment, monitoring and replacing light bulbs, air filters, smoke detector batteries.
- Monitors and handles all building compacting machines and containers as needed.
- Assists and performs, as assigned, routine annual apartment inspections (HUD/MHFA) as scheduled, with supervisor.
- Assists with turnovers in the removal of all furniture and debris, in accordance with all 2Life policies and regulations, from all vacant apartments as needed, in preparation for further apartment turnover procedures.
- Reports all unsafe practices observed to management to help ensure 2Life work practices are safe and in compliance with company standards.
- May serve as Maintenance Monitor, accompanying external contractors to tenant’s units and observing their work there.
KNOWLEDGE, SKILLS & ABILITIES:
- Minimum 1-year work experience in a general labor or semi-skilled position in a multi-family or commercial property and be able to follow written and oral instructions.
- Knowledge of basic skills in carpentry, electrical, plumbing, & painting.
- Must be able to safely and frequently lift and move up to 50 pounds.
- Must have good interpersonal skills, be sensitive to and comfortable working with the elderly, and be able to communicate effectively in English, written and spoken.
- Must have a valid Massachusetts driver’s license.
- Basic computer skills preferred.

- While performing the duties of this job, the employee is regularly required to stand, walk, stoop, kneel, climb, etc. Must have full use of arms, hands and finger dexterity to reach, lift, pull, push and feel.
