The Live-in Resident Manager oversee the daily operations at The Terrastone, a modern 73-unit residential building in Dartmouth, NS. This live-in position is ideally suited for a team able to fulfill the responsibilities of the position and possess the skills outlined below. The successful candidate(s) will be supported by and report to The Manager of Investment Properties.
QualificationsKnowledge & experience
· Minimum of two years of relevant experience, preferably in property management or maintenance.
· Basic knowledge of plumbing, electrical, and general repairs.
· Experience using work order property management software is an asset.
· Ability to diagnose and troubleshoot mechanical systems.
· Knowledge of Yardi Breeze Premiere software is an asset.
Soft Skills & Abilities
· Strong communication and interpersonal skills.
· Excellent problem-solving abilities and critical thinking under pressure.
· Self-motivated, reliable, and capable of working independently.
· Physically able to perform cleaning and maintenance tasks.
· Ability to lift 20 lbs. to 40 lbs. frequently, bend, push and pull as well as go up and down stairs
· Proficiency in Microsoft Office (Outlook, Word, Excel).
ResponsibilitiesTenant Relations & Customer Service
Deliver an excellent resident experience, including the following:
· Act as the primary on-site contact for residents, responding to inquiries and concerns professionally.
· Enforce building policies and ensure a positive living environment for all residents.
· Show vacant units to prospective residents and assist with leasing.
· Conduct move-in/move-out inspections and handle related documentation.
Property Maintenance & Upkeep
· Oversee the cleanliness, safety, and maintenance of the building, including common areas and grounds.
· Perform minor repairs and maintenance tasks, such as plumbing, painting, and general fixes.
· Coordinate and supervise external tradespeople for larger maintenance projects.
· Conduct routine inspections to ensure the property is well-maintained and address any issues proactively.
· Assist in preparing vacant units for new residents.
· Perform seasonal duties such as snow removal/salting and minor landscaping.
Administrative & On-Call Responsibilities
· Collect rent payments and issue necessary correspondence.
· Obtain quotes for repairs and make recommendations to the Manager of Investment Properties.
· Respond to emergencies and participate in an on-call schedule, including evenings and weekends.
· Organize and host resident events to foster community engagement.
