At Hudson Pacific Properties, we provide best-in-class office space to the biggest names in tech and media (Netflix & Amazon), and we're seeking a Leasing Manager for our portfolio of commercial Class A properties in Vancouver, Canada.
The Leasing Manager is responsible for soliciting and obtaining commercial/office and retail tenants. This individual will manage the day-to-day productivity of leasing operations throughout the portfolio towards a goal of increased NOI and occupancy. This includes managing and maintaining excellent relationships with third-party brokers, sourcing commercial/office and retail tenants while also providing strategic analysis on the local real estate markets and trends in the industry.
What You'll Do:
- Works closely with management and employees to proactively assess business and organizational performance, drive action through a consultative, “influence without authority” approach, strengthen working relationships and increase productivity and retention.
- Identify new investment opportunities and potential developments.
- Negotiate both business and legal points with tenants and brokers, culminating in a mutually executed lease.
- Ability to learn quickly and adapt to a fast-changing market.
- Negotiates the terms of leasing offers of existing and new tenants.
- Develop and maintain excellent broker relationships throughout the region.
- Liaise with legal department, property management teams, engineers, and construction management to provide for a positive tenant experience.
- Acts as a primary and ongoing contact for tenants, their consultants, and other representatives.
- Strong understanding of the budget process including revenue and occupancy assumptions based on market conditions.
- Generate new prospects for available space by maintaining constant contact with tenants and real estate brokers through meetings, luncheons, presentations, mailings, and organized events.
- Source and canvass other prospects directly.
- Prepare monthly and quarterly reports and market trend presentations for executive team and joint venture partner, as required.
- Oversees third party real estate brokers.
- Monitors and assesses market trends; ensures that all leasing offers are competitive.
- Completes analysis to understand the economics of offers and assess the financial strength and projected return on investment of a particular deal.
- Special projects as assigned.
- Travel to offsite meetings and properties.
What You'll Have:
- Bachelor’s Degree required.
- Valid Real Estate License in the Province of British Columbia.
- Minimum 3-5 years in commercial real estate in leasing of commercial properties, selling, negotiating and financial management as broker and/or landlord representative.
- Polished professional demeanor, highly motivated, organized, diligent, creative, and a focused self-starter with superb verbal and written communication abilities.
- Results-oriented team player with exceptional time-management and organizational skills.
- Solid sales, negotiation, and presentation skills.
- Strong interpersonal skills, and the disposition to collaborate.
- Strong analytical, problem-solving and conflict resolution skills.
- Working knowledge of relevant laws related to leasing.
- Highly organized, efficient, excellent follow-up and attention to detail.
- Proven ability to handle multiple tasks and deadlines at one time with competing priorities.
Salary Range: $100,000.00-$120,000.00 Annually CAD (subject to relevant experience)
