Junior Property Manager

What You Need To Be Successful

• Degree/diploma and/or an equivalent combination of education and/or experience focused in the hospitality/resident/customer experience industry
• Working knowledge of legislation pertaining to the Residential Tenancy Act is preferred
• 3-5 years’ experience working as a leader in a customer service/hospitality focused environment
• A professional demeanor with strong communication skills
• A customer service star with a genuine desire to create an outstanding resident experience
• Strong computer skills including Microsoft Office (Excel, Word), Yardi would be an asset
• A demonstrated high degree of integrity, diplomacy, discretion, and confidentiality
• Ability to work and act independently using good judgment when assessing difficult situations
• Self-motivated individual who takes initiative to exceed expectations
• Superior organizational and time management skills
• Ability to multi-task/prioritize while working under tight timelines, and adaptable to constantly changing needs within the organization
• Excellent attention to detail and follow-up skills
• Level of English skills required varies based on the role. Ability to speak other languages is considered an asset.

What Will You Do

You will leverage Hazelview Properties experience and operating systems to create a platform that delivers a Premium Living Experience in select properties, allowing us to compete in the changing marketplace and become the leading owner/operator of Premium Multi-Residential Properties in Canada. This role is mainly responsible for leading a team in day-to-day operations including leasing, building operations, and capital projects.

Customer Service

• Ensure that a superior level of service and support is provided to residents
• Confirm resident issues and service requests are promptly addressed
• Ensure building standards are maintained at a high level
• Train, encourage, and directly support team members in providing a memorable and professional resident experience

Leasing

• Demonstrate excellent sales/leasing skills by minimizing vacancy (maintaining 100% occupancy)
• Show suites and process resident applications and lease agreements
• Responsible for enforcing the terms of lease agreements, including rent collection, and following procedures of serving notices to residents as required
• Support implementation of marketing initiatives and related leasing functions

Operations

• Manage assigned portfolio of buildings to improve efficiency and reduce operating costs
• Conduct daily/weekly inspection of grounds, facilities, and equipment to determine if repairs or preventative maintenance is required
• Discuss possible renovations or improvements with Regional Manager or Property Manager
• Obtain quotes or bids from contractors for repairs, renovations, and maintenance
• Supervise contractor work to ensure it has been completed to standard, and review invoices
• Coordinate after hours’ emergencies as required
• Represent the company at Landlord Tenant Board hearings

Management

• Directly manage on-site Team Members
• Responsible for planning, assigning, and directing work
• Assist in training on-site Team Members on operational procedures
• Analyze and resolve work problems, or assist staff in solving work problems
• Initiate or suggest plans to motivate workers to achieve work goals

Financial and Budgets

• Review weekly vacancies/availability reports and ensure rent rolls are accurate
• Review and approve resident leases and renewal leases
• Review rents to ensure they are “at minimum” market value
