About the Position:Reporting to the Vice President, Investments, the successful candidate will be responsible for assisting the Investments team on real estate property investments for the firm. Types of properties will include: multi-residential apartments, commercial income producing properties, as well as, sites for development (primarily sites slated for mid-rise / high-rise residential projects). The Analyst, Investments will be mainly responsible for preparing financial models, contributing to the due diligence process and will participate in all aspects of a transaction from sourcing to closing.
Key Functions and Responsibilities:- Evaluate and underwrite potential core, value-add, and opportunistic real estate acquisitions on behalf of the firm’s funds and separate accounts;
- Build and maintain complex financial models (primarily in Excel) to evaluate potential acquisitions and on-going projects; Perform sensitivity analyses to assess risks and returns under various scenarios.
- Track and analyze competitive properties, comparable transactions, and micro / macro economic indicators affecting real estate assets.
- Maintain market intelligence databases and regularly update internal stakeholders with key insights.
- Assist in the due diligence process and preparation of investment reports and presentation materials.
- Obtain and analyze Information Memorandums from Brokers or Vendors.
- Maintain files, system access, and documentation requirements for new acquisitions.
- Maintain due diligence checklists and follow upon the completeness of the checklist for each transaction based on timelines.
- Conduct detailed macro and micro market research on markets of interest.
- Monitor new trends in the industry and assess potential impacts on the real estate portfolio.
- Maintain weekly deal pipeline chart.
Required Skills and Abilities:- Proficiency in Excel (real estate financial modeling, DCF analysis, return calculations, sensitivity & scenario analysis) and PowerPoint. Experience with Argus is an asset.
- Exceptional quantitative and qualitative analysis skills, with the ability to interpret large datasets and translate them into actionable insights.
- Excellent oral and written communication skills with the ability to clearly and concisely communicate to both internal and external stakeholders.
- Ability to thrive in a team-oriented, fast-paced environment, working closely with various departments to achieve common goals.
- Experience in the ability to meet tight deadlines while managing stakeholder communications.
- Positive and collaborative attitude.
- Excellent organizational skills, ability to work independently and multi-task.
- Comfortable handling multiple projects simultaneously and managing shifting priorities effectively.
Education And Experience:- Bachelor’s Degree, preferably in Real Estate, Commerce, Business, Finance or Accounting; CFA / CPA / MBA designation would be considered as an asset.
- 2+ years of relevant experience in real estate financial analysis; Candidates with previous experience in working for a mid / large scale real estate company or having previous roles in consulting, investment banking, or corporate finance would be preferred.
