Job description

Responsible for the maintenance of the building, completing preventative maintenance, installing new equipment, and assisting with routine building maintenance items. Completing work order recording and filling of all related maintenance documentation. Assist students as required, respond to the maintenance needs of students, and keep management well informed.

Duties

Building maintenance

  • Assume responsibility for effectively completing assigned maintenance duties.
  • Continuously check and inspect the building to identify maintenance needs.
  • Respond promptly and efficiently to students' room and common area maintenance requirements.
  • Respond promptly and efficiently to duties as allocated.
  • Regularly check all main outer and inner doors (broken glass, open and close properly).
  • Check the exterior of the building and identify problem areas.
  • Regularly check and replace lights inside ladies' and gents' toilets, foyers, study labs, game labs, game room, laundry room, passages, stairways, staff office, parking areas, and student accommodation.
  • Check external security lights.
  • Check all fittings in bathrooms, toilets, and laundry room (taps, basins, showers, urinals, etc.).
  • Perform repairs (stoves, microwave, wiring, boilers, & fridges) where necessary; if these cannot be repaired by yourself, advise the Property Services Manager or Residence Manager immediately.
  • Identify daily maintenance issues, communicate with the Property Service Manager or Residence Manager, and schedule the work for your attendance.
  • Formally log repairs/maintenance needed on-site.
  • Ensure premises are in satisfactory condition before the student moves in.
  • Along with the Residence Manager, assist students when they move into the premises.
  • Report all items that need to be addressed to the Residence Manager/Property Service Manager, especially if students have lodged complaints.
  • Ensure that urgent matters are reported and attended to immediately.
  • Track and record repair and maintenance results.
  • List materials issued and used and file relevant documents with appropriate personnel.
  • Assist students as needed.
  • Meet the maintenance needs of different departments throughout the facilities.
  • Complete special projects as assigned.

Administrative and Additional Duties of Human

  • Familiarize yourself with emergency numbers and contractors' details in order to act quickly and effectively or to assist the team.
  • Ensure that management is appropriately informed of area activities.
  • Attend meetings as required.
  • Assume responsibility for establishing and maintaining effective relationships with students.
  • Assume responsibility for establishing and maintaining effective working relationships with staff and management.
  • Regularly check all fire equipment.
  • Follow all safety rules and procedures and operate equipment in accordance with established safety policies and department procedures.
  • Ensure compliance with all legal regulations.

Student Take-In Process

  • Ensure the building/rooms/units are ready for occupation (RM to lead).
  • Regularly check exterior and interior areas to identify maintenance needs.

Student Year-End Exit Process

  • Assist the entire team where necessary.
  • Assist with student exit process (RM to lead).
  • Monitor the exit inspection logs for any maintenance to be done.
  • Assist RM to monitor the building deep clean process.
  • In conjunction with PSM and OM, check the building for any capex maintenance, painting, tiling, etc.

Requirements

  • Matric with additional training in maintenance infrastructure management.
  • Minimum of 3 years of related maintenance experience.
  • Basic knowledge of maintenance functions and safety protocols.
  • Able to read and follow blueprints.
  • Knowledge of computer systems.
