Our Nova Scotia Team is growing and we're looking for a General Contractor to join our Building Service Team (BST)! The General Contractor is responsible for ensuring our properties remain in top condition, both inside and out. You will work closely with our BST, BAs (Building Ambassadors - our front-line team working and living in the buildings!), and our Operations team to ensure all work is completed quickly & efficiently, with a focus on upholding our 4 pillars: Community, Cleanliness, Opportunity, and Safety & Security. For this role, you will be required to regularly travel to our properties throughout HRM, NS. The salary range for this role is $60-000 – $65,000.

The Role

This isn’t your typical Repair and Maintenance role – every day at VIDA brings new challenges and variety. As a BST member, you'll work alongside 6-8 Building Ambassadors and a Team Captain, servicing approximately 250-350 units.

Here are the key responsibilities of the Repair & Maintenance staff:

Unit Turns

  • Oversee all unit turns in region/area to ensure required work is completed efficiently & on time
  • Conduct inspections of units to ensure they are cleaned, repaired, and up to VIDA standards before the new resident moves in
  • Support Building Ambassadors in assessing units & completing the scope of work
  • Collaborating with and managing external vendors & contractors as required

Training

  • Teach Building Ambassadors key aspects they need to know about their building (water shut offs, location of electrical rooms, etc)
  • Provide education & training to VIDA community members on how to properly complete various maintenance tasks to build the sense of community & strengthen our team of contractors
  • Build relationships with VIDA residents that are looking for opportunities to contribute to our purpose
  • Train Building Ambassadors on how to properly assess damage in a unit in relation to damage deposits

VIDAfication

  • Work with the team to identify opportunities to improve the security, common areas, energy efficiencies, and curb appeal of the properties
  • Conduct regular inspections of the properties to ensure that they are well-maintained and that all safety and security systems are functioning properly.

Emergency Repairs

  • Assist Building Ambassadors with any emergency repairs (coach them on how to do it, help them find a contractor, or complete the repairs yourself when necessary)
  • Carry out repairs as needed to ensure the safety and security of the buildings

Plumbing & Related Tasks

  • This position will have a focus on plumbing repairs
  • Provide guidance and support to Building Ambassadors and Building Services Team members for plumbing-related tasks across regional properties
  • Assist with minor plumbing repairs including but not limited to repairing and replacing shower cartridges, tub spouts, taps, P-traps, toilets, thermostats/zone valves, etc.
  • Lead hands-on training sessions on tasks like snaking drains, using a power auger, and addressing common plumbing repairs
  • Support additional maintenance work, including tub glazing, drywall repairs, and flooring, to maintain high-quality standards in unit upkeep
  • Collaborate with external vendors for complex plumbing or building system repairs, ensuring timely resolution and minimal disruption

What you need to succeed in this role:

  • Knowledge & experience with various aspects of building repair & maintenance in a multifamily residential settings
  • Confidence and ability in performing plumbing tasks including but not limited to repairing and replacing taps, shower cartridges, toilets, P-traps, snaking drains, using a power auger, etc.
  • A valid driver's license and reliable transportation is required (mileage will be compensated)
  • Familiarity with and ability to use various tech programs and apps, including outlook, teams chat, spreadsheets, and forms, and the ability to quickly learn and navigate new tech
  • A commitment to providing excellent customer service to our residents, vendors, and community partners.
