Administration- Preparation, control, and maintenance of legal documents (letters of intent, offers, proposals, commission agreements, listing agreements, amendments, waivers, extensions, and Multiple Listing Services agreements) throughout the deal and due diligence process
- Maintain and review property listings and manage expiry dates and prepare required documentation
- Maintain records of correspondence for property listings with agents and update client reporting as required
- Coordinate deal processing with agents and Accounting Department
- Proofread copy for spelling, grammar and layout making appropriate changes, responsible of accuracy and clarity of final copy
- Provide administrative support for internal and external correspondence including file management, scanning, photocopying, organizing and distributing marketing materials
Marketing- Organize, create, prepare and produce client specific packages, presentations, and proposals
- Assist with preparation, coordination and assembly of marketing materials for property listings, including brochures, email communications, invitations, signage, and announcements, while maintaining the Avison Young brand throughout all projects
- Update listings on Avison Young website and other locations as advised
Research- Conduct market information research through various sources including CRM and third-party databases such as MLS, Altus, CoStar etc.
- Prepare property availability surveys and other applicable research and marketing collateral relevant
- Update CRM database with current market and client information
Analysis- Underwriting commercial real estate investment deals (industrial, retail, office and development properties)
- Analyzing investment returns, yield metrics, scenario analyses, and profitability of commercial real estate investments
- Preparation of Confidential Information Memorandums, pitchbooks, listing proposals, brochures and other marketing material as needed
- Commercial tenant lease reviews including analysis of lease terms and special options impacting financial and non-financial terms affecting property investment characteristics
- Analyzing leverage and impact of debt financing on property cash flows and return metrics incorporating conventional mortgages, vendor-take-back financing, second mortgages, and other non-conventional financing
- Preparation of reports, proposals, contracts, letters, documentation, and invoicing - including confirming required details and collecting relevant documents and signatures
- Creating and populating data rooms for deals
- Cold calling
- Maintain and grow contact database
- Develop networking, business development, and client relationship management skills to proactively identify business opportunities and establish relationships in order to generate business
- Build a detailed, personal knowledge of the greater Edmonton commercial real estate market (i.e., property types, building classes, areas of the city, zoning, land titles, lease and sale comps)
