Overview
The Building Operator will work with the Management Team but report to the Operations Supervisor.
Responsible for the maintenance and general repair of the building and its systems to ensure that they are in good working order. To ensure and maintain systems defined under this scope of work in good working order and within manufacturers’ specifications and to supervise contractors and verify that they are fulfilling all their contractual conditions and take corrective action where necessary.
The base salary is aligned with market data and is estimated between $50,000 to $70,000 with the ability to achieve additional compensation through a bonus. Within this range, individual pay is determined by work location and other factors, including relevant education/training, experience, and internal equity.
Responsibilities
Overall Description:
- Operating the heating, ventilating and air conditioning systems by adjusting computerized controls, which regulate the temperature within the building, and monitoring performance of the equipment.
- Maintaining the heating, ventilating and air conditioning systems by checking the operation of the equipment, performing preventative maintenance on equipment as scheduled (boilers, chillers, cooling tower, steam system, dual-duct boxes, etc.).
- Monitoring boiler and chiller readings daily.
- Troubleshooting all problems associated with the building automation to which all equipment are connected to, and repairing minor and complex equipment problems.
- Maintaining the fire alarm systems by ensuring that all equipment is in working order, repairing broken equipment and testing equipment.
- Monitoring water treatment systems by ensuring that the correct amounts of chemical are added and ensuring that the system is accurately tested.
- Resolving day-to-day problems such as leaks, smells, lighting, door problems, etc.
- Analyzing situations, troubleshooting, and resolving issues such as broken fan motors, chillers, and/or boilers; ability to read and run tests, solve problems, use mathematics and write in logbook for chillers/boilers, etc.
- Checking content, controls and gauges, as well as operating and repairing equipment such as mechanical fans, chillers, boilers, emergency generators, fire safety equipment, air conditioning units, washroom exhaust fans, seating supply fans, make-up air units, water treatment, lighting, etc.
- Dealing with emergencies that may arise in a controlled and professional manner (i.e., fire alarms & floods).
- Making the correct decisions within clearly defined procedures to turn on the equipment required to run our business.
- Focusing not only on the day-to-day operations of the property but on the long-term potential and profitability of the property.
Essential Functions and Responsibilities:
- Primary Functions and Responsibilities:
- Working with Operations and Property Management on the day-to-day operations of the assets, ensuring custodial, life-safety, engineering, site services, and general maintenance, are implemented and carried out in a manner consistent with Avison Young policies and client directives.
- Assisting with the maintenance of the computerized Preventative Maintenance Program (Angus AnyWhere) and monitoring, dispatching and following-up on tenant requests, preparation of monthly charge-back reporting.
- Completing physical inspections and reporting of interior and exterior property; correcting deficiencies immediately or reporting to the Senior Property Manager for appropriate action and follow-up.
- Assisting building operations as requested to ensure optimum operation of the Building Energy/Automation Management system; working in conjunction with the Senior Property Manager and 3rd party energy management consultant.
- Administration:
- Preparation and issuance of approved PO’s and maintaining up-to-date Logs.
- Obtaining competitive quotes as per policies and procedures for maintenance and project work as required.
- Maintaining up-to-date Angus Work Order System (Tenant and Preventative Maintenance).
- Ongoing review and reporting of energy management systems.
- Assisting in preparation and submission of industry awards (BOMA, LEED, etc.).
- Tenant Relations:
- Responding positively and promptly to requests from tenants and occupants. Completing in an acceptable time frame all customer requests from the Work Order System, including closing the work orders and maintaining required databases.
- Working with the Operations Manager and property management team to coordinate programs and constantly assess tenant and occupant needs and to ensure problems are being solved promptly to the mutual benefit of the tenant, client, and the properties in accordance with contract scope and Service Level Agreements (SLA’s).
- Compliance:
- Monitoring and ensuring the property is environmentally compliant with environmental legislation, codes and corporate best practices.
- Monitoring and ensuring that vendors provide and comply with insurance requirements and coordinate all claims, as required.
- Planning:
- Assisting (as needed) in the development and preparation of a variety of budgets, related to the facilities.
- Assisting Operations Manager in preparation and publication of the annual budget, re-forecasts and other reports as required.
- Assisting in the development of capital budgets for the property. This includes contributions toward a ten-year plan of maintenance, facility improvement, and cost reduction initiatives.
Qualifications
- Minimum 5+ years of building operations experience with a lead role in a professional commercial office building equipped with a variety of mechanical systems.
- Valid Fifth (5th) Class Power Engineering Certificate and related trades experience.
- Knowledge of DDC Systems on site and remotely operation is a must.
- Experience working in an owner-occupied building would be a definite asset.
- Knowledge of and compliance with all applicable codes, regulations, government agency, client-driven and company directives related to building operations, construction and safety.
