Job description
Leading Mechanical Contractor is seeking a Junior Mechanical Project Manager to join the team in Vancouver or Toronto with a focus on new construction as well as retrofit/special projects. The Project Manager will plan, organize, direct, control, evaluate and provide general management oversight of construction projects through conceptualization, scheduling, implementation and all other phases of a construction project. Ensures that specifications are being followed and work is proceeding and delivered on schedule and within budget. Salary $85,000 - $110,000. Primary Responsibilities of Junior Mechanical Project Manager
Assist with pricing decisions on tenders and change orders.
Review project estimate and scope of work on awarded projects.
Assist General Manager with establishing cost control codes & budgets.
Develop and implement cost & risk mitigation initiatives.
Hold a project kick-off meeting with project Foreman, Superintendent & Project Coordinator soon after the assignment of a newly awarded project.
Review and recommend any special equipment requirements.
Develop a manpower plan in conjunction with the Construction Manager.
Draft subcontracts, issue Purchase Orders to trades and major suppliers.
Ensure equipment and materials are delivered to job sites in a timely and cost-effective manner.
Manage issues arising out of equipment and sub-trade selections.
Manage change order Purchase orders and change orders to sub-trades.
Solicit reviews and track all shop drawings required for projects.
Communicate with project staff and Division Manager on pertinent issues.
Ensure installation complies with applicable regulations, is cost-effective and meets customer’s expectations.
Attend site meetings and deal with issues arising. Ensure proper documentation of discussions and action arising is provided.
Instigate & coordinate use of the company’s Building Information Modeling (BIM) & prefabrication resources on projects where suitable to enhance our project performance.
Ensure effective management and review weekly progress/site meetings on all assigned projects.
Provide technical assistance to staff as required.
Review, price and track all change notices.
Identify and pursue compensation for additions to the scope of work.
Prepare monthly project billings & forecasts of costs to complete.
Review & code invoices & subtrade billings on assigned projects.
Attend and report at division review meetings.
Pre-plan and execute project close out requirements.
Ensure warranty issues are handled promptly, cost-effectively, and appropriately.
Keep current on new products and services to ensure the company stays on the leading edge of technological advances.
Staff Mentoring & Development of Junior Mechanical Project Manager
Assigns and reviews workflow of Project Coordinators assigned to projects.
Directs training and field knowledge development of assigned Project Coordinators in consultation with the General Manager.
Keeps an eye out for potential new quality personnel to enhance the company’s human resources.
Business Development & Estimating
Assist in business development plan execution by means of building relationships with target clients. This includes ongoing personal contact, providing advice and budgeting for potential projects, leading to select invitation on projects or design build proposals.
On projects where select invitation has been received or as directed by the Business Development Manager (where if our bid is successful the intent is for you to manage the project), coordinate with the estimating department on bid preparation as follows:
Review plans and specifications for overall requirements and coordinate with the estimating department on requests for quotations from suitable subtrades and suppliers as well as any special provisions.
Review with the Sr. Estimator the bid summary recap with projected crew size, indirect labour and general expenses as well as budgets for quoted equipment and subtrades.
Review the estimate with the General Manager on the day before the bid closes to identify risk items, establish the not included scope items in writing and establish overheads and mark ups.
Assist the Sr. Estimator or Business Development Manager in preparation of the tender forms and in submission of them in conformance with the tender documents.
In coordination with the Business Development Manager, follow up with firms we have bid to, to obtain bid results and preparation of any subsequent information or cost savings required.
Keep the General Manager apprised of his/her day to day activities and information flow by verbal reports and copies of important emails, RFQs, quotes, faxes, etc.
Sales and Marketing
Participate in industry organizations to promote the company.
Develop and maintain industry contracts.
Develop sources of supply for future work.
Administrative Functions
Through monthly meetings, ensure other staff is thoroughly briefed on all current projects and estimates involved with.
Become thoroughly familiar with relevant plumbing and building codes of local and provincial authority.
Assist Construction Manager in obtaining permits.
Assist in developing Job Schedules & Manpower Forecasts.
Ensure the foremen are thoroughly briefed on all new contracts.
Suggest and implement strategies to motivate and retain field staff.
Assist the Sr. Estimator with maintenance and upgrading of the estimating database.
Maintain orderly files for budgets, estimates & projects in progress.
Attend internal Coordination meetings.
Work cooperatively with other staff members to meet company objectives.
Make suggestions as to how operations can be improved.
Skills / Qualifications of Mechanical Project Manager
Strong computer proficiency in MS Office applications.
The Mechanical Project Manager will have knowledge of building construction, materials and methods, and codes.
2+ years project management experience in HVAC, Plumbing and Fire Protection.
Registered Professional Engineer or eligible for registration.
Relevant project management experience in consulting engineering environment.
Excellent computer skills including AutoCAD, Microsoft Word, Excel and Microsoft Projects.
Solid ability to deliver projects on-time, on-budget, within specifications, and in-compliant with all requirements.
Ability to read and interpret plans and technical specifications.
Ability to manage vendor relationships and performance.
Knowledge of WorkSafeBC regulations.
Able to interact and communicate effectively, written and oral.
Attention to detail and accuracy, ability to multitask and prioritize.
