Job description

Leading Mechanical Contractor is seeking a Mechanical Project Manager to join the team in Vancouver or Toronto with a focus on new construction as well as retrofit/special projects. The Project Manager will plan, organize, direct, control, evaluate and provide general management oversight of construction projects through conceptualization, scheduling, implementation and all other phases of a construction project. Ensures that specifications are being followed and work is proceeding and delivered on schedule and within budget. Salary $110,000 - $140,000. Outpost Recruitment is excited to work with our client on this full-time permanent role.

Primary Responsibilities of Mechanical Project Manager

  • Reviews project estimate and scope of work on awarded projects.
  • Provides input to the General Manager in establishing cost control codes and the project budget.
  • Monitors project costs closely via cost reports & site visits & implements corrective action as necessary.
  • Reviews and recommends any special equipment requirements.
  • Develops a manpower plan in conjunction with the Construction Manager.
  • Drafts subcontracts, issues Purchase Orders to trades and major suppliers.
  • Solicits, reviews, and tracks all shop drawings required for projects.
  • Ensures equipment and material are delivered to job sites in a timely and cost effective manner.
  • Manages issues arising out of equipment and sub-trade selections.
  • Manages change order Purchase Orders and Change Orders to sub-trades.
  • Communicates with project staff and General Manager on pertinent issues.
  • Ensures installation complies with applicable regulations, is cost effective, and meets customer’s expectations.
  • Attends or assigns attendance at site meetings and deals with issues.
  • Ensures effective management and reviews weekly progress/ site meetings on all assigned projects.
  • Provides technical assistance & mentoring to staff as required.
  • Reviews, prices and tracks all change notices.
  • Identifies and pursues compensation for additions to the scope of work.
  • Prepares monthly project billings & forecasts of costs to complete.
  • Reviews and codes invoices & subtrade billings on assigned projects.
  • Attends and reports as Division review meetings.
  • Pre-Plans and executes project close-out requirements.
  • Ensures warranty issues are handled promptly, cost-effectively and appropriately.
  • On BIM designated projects, coordinates our Building Information Modeling (BIM) activities with the company’s BIM resources & staff as well as subtrades, clients, consultants, and other project trades.
  • Keeps current on new products and services to ensure the company stays on the leading edge of technological advances.

Staff Mentoring & Development of Mechanical Project Manager

  • Assigns and reviews workflow of Project Coordinators assigned to projects.
  • Directs training and field knowledge development of assigned Project Coordinators in consultation with the General Manager.
  • Keeps an eye out for potential new quality personnel to enhance the company’s human resources.

Business Development & Estimating

  • Assists with pricing decisions on tenders & change orders.
  • Assists in business development plan preparation and execution by means of building relationships with target clients. This includes ongoing personal contact, providing advice and budgeting for potential projects, leading to select invitation on projects or design build proposals.
  • On projects where select invitation has been received or as directed by the General Manager, assists the estimating department with the selection of subtrades and suppliers based on relevant project experience.
  • Reviews the estimate with the Estimating Manager on the day before the bid closes to identify risk items, establish the not included scope items in writing, and assist in establishing overheads and mark ups.

Sales and Marketing

  • Actively engages in securing new work from prospective and former clients.
  • Assists the General Manager in targeting marketing opportunities that enhance the company’s position in the marketplace.
  • Actively participates in industry organizations to promote the company and solicit quality opportunities.
  • Develops and maintains industry contacts.
  • Develops sources of supply for future work.

Administrative Functions

  • Through monthly meetings, ensures other staff is thoroughly briefed on all current projects and estimates involved with.
  • Is thoroughly familiar with relevant plumbing and building codes of local and provincial authority.
  • Assists Construction Manager in obtaining permits.
  • Assists in developing Job Schedules & Manpower Forecasts.
  • Ensures the foremen are thoroughly briefed on all new contracts.
  • Suggests and implements strategies to motivate and retain office and field staff.
  • Maintains orderly files for budgets, estimates and projects in progress.
  • Attends internal coordination meetings.
  • Works cooperatively with other staff members to meet company objectives.
  • Makes suggestions as to how operations can be improved.
  • Keeps the General Manager apprised of his/her day to day activities and information flow by verbal reports and copies of pertinent emails, transmittals, RFQs, quotes, faxes, etc.

Skills / Qualifications of Mechanical Project Manager

  • Strong computer proficiency in MS Office applications.
  • The Mechanical Project Manager will have knowledge of building construction, materials and methods, and codes.
  • 5+ years project management experience in HVAC, Plumbing and Fire Protection.
  • Registered Professional Engineer or eligible for registration.
  • Relevant project management experience in consulting engineering environment.
  • Excellent computer skills including AutoCAD, Microsoft Word, Excel and Microsoft Projects.
  • Solid ability to deliver projects on-time, on-budget, within specifications, and in-compliant with all requirements.
  • Ability to read and interpret plans and technical specifications.
  • Ability to manage vendor relationships and performance.
  • Knowledge of WorkSafeBC regulations.
  • Able to interact and communicate effectively, written and oral.
  • Attention to detail and accuracy, ability to multitask and prioritize.
