Director of Sales Marketing (Real Estate Pre-sales)

Salary: [121,000 to 156,000] Plus Bonuses

Company Overview:

We are a leading real estate development firm specializing in Highrise residential and commercial projects. We pride ourselves on delivering innovative, sustainable, luxurious living and working spaces. Our commitment to excellence is reflected in every project we undertake, and we are looking for a dynamic and experienced Real Estate Marketing Manager to join our team and lead our presales marketing efforts for upcoming Highrise projects.

Position Overview:

The Real Estate Marketing Manager for Presales will play a critical role in developing and executing marketing strategies that drive presales success for our Highrise projects. This position requires a seasoned marketing professional with a deep understanding of the real estate market, particularly in Highrise developments. The successful candidate will work closely with the sales, design, and development teams to create compelling marketing campaigns that attract and convert potential buyers.

Key Responsibilities:

  1. Strategic Planning: Develop and implement comprehensive marketing plans and strategies for Highrise projects, focusing on presales efforts to achieve and exceed sales targets.
  2. Market Research & Analysis: Conduct thorough market research to identify target demographics, market trends, and competitive landscapes. Use insights to inform marketing strategies and positioning.
  3. Campaign Management: Oversee the creation, execution, and optimization of multi-channel marketing campaigns, including digital marketing, social media, print, and events, to maximize lead generation and engagement.
  4. Brand Development: Build and manage robust and differentiated brand identities for each Highrise project, ensuring consistent messaging and alignment with company values and goals.
  5. Digital Marketing: Lead digital marketing initiatives, including website management, SEO, SEM, email marketing, and social media strategies, to enhance online presence and drive presales.
  6. Collateral Development: Collaborate with creative teams to produce high-quality marketing materials such as brochures, presentations, videos, and virtual tours that effectively communicate project value propositions.
  7. Sales Support: Work closely with the sales team to provide marketing support, including creating sales tools, pitch decks, and training materials to facilitate the presales process.
  8. Budget Management: Develop and manage marketing budgets for each project, ensuring cost-effective resource allocation while maximizing ROI.
  9. Event Planning: Plan and execute promotional events, such as launch parties, open houses, and exhibitions, to showcase projects and generate interest among potential buyers and investors.
  10. Client and Stakeholder Engagement: Establish and maintain strong relationships with clients, partners, and key stakeholders, ensuring alignment with marketing objectives and project timelines.
  11. Performance Tracking: Monitor and analyze the effectiveness of marketing campaigns using key performance indicators (KPIs) and analytics tools. Provide regular reports and recommendations for continuous improvement.

Qualifications:

  1. Education: Bachelor’s degree in marketing, Business Administration, Real Estate, or a related field. An MBA or advanced degree in marketing is highly desirable.
  2. Experience: Minimum of 7-10 years of experience in real estate marketing, focusing on presales and Highrise projects. Proven track record of successfully launching and managing marketing campaigns for Highrise developments.

Skills:

  1. Strong understanding of real estate market dynamics, particularly in Highrise residential and commercial sectors.
  2. Expertise in digital marketing, including SEO, SEM, social media, and email campaigns.
  3. Excellent project management skills, with the ability to handle multiple projects simultaneously.
  4. Proficient in using marketing software and tools such as CRM systems, Google Analytics, and marketing automation platforms.
  5. Strong leadership and team management skills.
  6. Exceptional communication and presentation skills, with the ability to articulate complex ideas clearly and persuasively.

Certifications:

  1. Professional certifications in digital marketing, real estate marketing, or related fields are a plus.
