We are currently seeking a Commercial Property Manager (CPM) to join our team. The Commercial Property Manager works under the direction of the Regional Manager. This position requires strong knowledge of commercial properties and condominium experience. The CPM is responsible for meeting all contractual obligations and deliverables as well as achieving the client's goals and objectives through effective financial and operational management.

As a member of the property management team on site(s), the key responsibilities of the Commercial Property Manager include but are not limited to:

  1. Cost management of operating expenses
  2. Rent collection & Arrears Management
  3. Marketing and leasing of both retail and condominium units
  4. Lease renewals
  5. Purchase Order Processing and Contractor Management
  6. Work Order Processing and Administration
  7. Lease Administration
  8. Maintenance Management
  9. Client Management
  10. Management Reporting
  11. Supervision and management of assigned staff
  12. On-Call response to after hours emergencies as required
  13. Assisting with the leasing and marketing of vacant spaces
  14. Coordinate with listing brokers
  15. Preparation of lease and renewal documentation
  16. Lease set up, charge backs and adjustments in Yardi
  17. Assist with account analysis and A/R collection
  18. Assist with budgeting and year-end recoveries
  19. Property Management office administration including typing and distributing correspondence to tenants, filing, answering phones
  20. Other assignments within the scope, spirit and purpose of the job as reasonably requested from time to time by management.

Desired Skills and Experience

  1. Five (5) years experience in Property Management.
  2. Minimum of three (3) years Commercial Property and Condominium Management experience.
  3. Experience with YARDI would be an asset.
  4. Strong Lease Negotiation skills.
  5. Strong Contract Management & Trade Supervision.
  6. Energetic leadership. Enjoys leading by example. Using a 'can-do' attitude that will positively influence, motivate and energize the team.
  7. Innovator. Proven ability to identify, evaluate and develop new ideas with supportable results.
  8. Solid Analytical Strengths. Ability to apply logic and reasoning to effectively manage projects, analyze complex financial, legal and contractual problems and to provide solutions or recommendations.
  9. Effective Negotiation skills to influence and impact at all levels – senior management, peers, direct and indirect reports.
  10. Sound analytical and problem-solving skills. Ability to identify risk, thereby mitigating liability.
  11. Superior oral and written communication skills.
  12. Strong computer skills – MS Word, Excel, Access, and Outlook.
  13. Reliable Vehicle required for traveling to various sites.
