Summary:

The Specialty Leasing Manager is responsible for the overall management and execution of the specialty leasing program at Edmonton City Centre. This role involves identifying and securing short-term leases with specialty tenants, managing the specialty leasing budget, and developing strategies to maximize non-traditional revenue streams. The Specialty Leasing Manager will work closely with the marketing and operations teams to ensure a vibrant tenant mix and engaging shopping environment. Responsibilities:

Specialty Leasing Management

  • Identify, negotiate, and secure short-term leases with specialty tenants, including kiosks, pop-up shops, and seasonal tenants.
  • Develop and maintain relationships with specialty retailers, local businesses, and potential tenants.
  • Prepare and manage all necessary leasing documentation, ensuring compliance with legal and company policies.
  • Develop and manage the specialty leasing budget, including revenue projections and expense control.
  • Monitor and report on financial performance of specialty leasing activities, providing regular updates to the Director of Property Management, Senior Retail Property Manager, and the retail leasing team.
  • Analyze market trends and adjust leasing strategies to maximize revenue and occupancy rates.
  • Serve as the primary point of contact for specialty tenants, addressing inquiries, resolving issues, and ensuring a positive tenant experience.
  • Conduct regular site visits and tenant meetings to maintain strong relationships and address any operational concerns.

Marketing and Promotions

  • Collaborate with the marketing team to develop and implement promotional strategies to attract specialty tenants and shoppers.
  • Coordinate special events and seasonal activities to drive foot traffic and enhance the shopping experience.

Market Research and Strategy

  • Conduct market research to identify emerging retail trends, potential tenants, and new business opportunities.
  • Develop and execute a comprehensive specialty leasing strategy aligned with the shopping centre’s overall business goals.

Reporting and Administration

  • Maintain accurate records of all leasing activities, including contracts, correspondence, and financial transactions.
  • Prepare regular reports on specialty leasing performance, tenant feedback, and market conditions for senior management.

Qualifications & Competencies:

  • Bachelor’s degree in Business Administration, Real Estate, Marketing, or a related field.
  • Commercial Real Estate License from RECA is required.
  • Minimum of 3-5 years of experience in retail leasing, real estate, or property management, preferably in a shopping centre environment.
  • Proven track record of successfully negotiating and managing short-term leases.
  • Strong understanding of retail market trends and tenant mix strategies.
  • Excellent communication, negotiation, and relationship-building skills.
  • Ability to work independently and as part of a team in a fast-paced environment.
  • Proficiency in Microsoft Office Suite and property management software.
  • Strategic Thinking: Ability to develop and implement effective leasing strategies to drive revenue and occupancy.
  • Financial Acumen: Strong understanding of budgeting, financial analysis, and revenue management.
  • Customer Focus: Commitment to providing exceptional service to tenants and shoppers.
  • Problem-Solving: Aptitude for identifying issues and developing creative solutions.
  • Organizational Skills: Strong attention to detail and ability to manage multiple priorities effectively.
