ROLE DESCRIPTION
Reporting to the Operations Supervisor, the Building Operator, Level 3 is an entry-level position responsible for providing operational and technical support as a member of the building operations team. The primary objective of this role is to ensure that the assigned real estate portfolio or complex of buildings is managed and maintained safely, efficiently, and in an environmentally responsible manner.
GENERAL DUTIES
- Conduct inspections and perform necessary repairs on all site mechanical, electrical, and HVAC/BAS systems and related equipment, including but not limited to water treatment, boilers, heat pumps, rooftop units, air conditioners, plumbing, lighting, electrical, landscaping, roofing, and life safety systems. Maintain appropriate record logs to ensure equipment is in good working order.
- Perform general maintenance and housekeeping tasks, including sweeping, litter pickup, snow shoveling, and pressure washing.
- Respond to tenant concerns and service requests in a timely manner, coordinating solutions as required.
- Address tenant and preventive maintenance tasks generated from QuadReal Connect, recording all completed services in the system.
- Take daily readings of all major equipment, including air supply temperatures, water temperatures, and pressure levels, documenting and inspecting for irregularities.
- Perform or arrange interior and exterior maintenance and repairs, including belt and filter replacement, lamp replacement, housekeeping of common areas, plumbing repairs, painting, drywall repairs, and other tasks as needed.
- Conduct regular inspections of building interiors, exteriors, and roofs, performing or coordinating necessary repairs.
- Execute or supervise all prescribed preventative maintenance tasks for equipment and systems.
- Collaborate with other departments to ensure smooth building operations.
- Assist with seasonal building requirements, including snow clearing/removal, salting, planting, and watering.
- Maintain cleanliness and servicing of all common areas and mechanical rooms.
- Adhere to company policies and procedures to maintain building standards and efficiency.
- Regularly monitor building security systems, fire alarm panels, and sprinkler systems, reporting any discrepancies.
- Conduct weekly, bi-weekly, and monthly testing as required and assist in organizing fire drills.
- Ensure compliance with health, safety, and security procedures, reporting any concerns promptly to mitigate risk.
- Assist with environmental assessments, reporting, and compliance with sustainability initiatives.
- Participate in the national occupational health and safety program.
- Manage waste, recycling, and hazardous materials.
- Assist with insurance and risk management inspections, including remedial actions and reporting.
- Stay current with industry best practices, legislative changes, and emerging technologies.
- Respond to after-hours calls and emergencies as needed.
- Drive the company vehicle between multiple locations as required.
- Perform additional duties as assigned.
QUALIFICATIONS
Technical Qualifications
- 1-2 years of related maintenance experience in construction, hospitality, facility management, or building operations.
- A valid driver’s license is a mandatory requirement, as this position requires driving a company vehicle between multiple locations.
- Basic proficiency in Microsoft Office.
- Experience in real estate operation a definite asset.

The expected annualized base salary range for this role is $55,000 to $61,000.
The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
