Westcorp seeks a capable Building Operator for the London at Heritage property in Calgary. This role is not a supervisory one but a hands-on role that is perfect for an energetic, motivated, and experienced technician capable of working independently and with a team. London at Heritage Station is a condominium property consisting of 716 suites, a 2000-vehicle parkade and a commercial/retail component comprised of 100,000 square feet. There is also a future development component that will include two new towers of over 600 rental units and an industry-leading amenity platform.

The successful candidate will possess a 5th-class power engineering certificate. They should be able to think strategically and creatively and exercise good judgment to identify and evaluate value-creation opportunities. The property management industry is highly customer service-driven. This person must have excellent client relationship-building skills with a strong focus on exemplary customer service.

As the Building Operator, you will be responsible for assisting in the development and implementation of a comprehensive predictive and preventive maintenance program for the whole asset. You will work with the Sr. Property Manager to create and sustain a high-quality product while maximizing value and minimizing expenses.

Who you are:

Primary Key Responsibilities:

  • Perform predictive and preventive maintenance programs that are implemented and maintained on the building, the building structural elements and finishes, all building equipment and HVAC systems as directed, such as:
    • Water treatment programs
    • Fire systems testing and monthly operations
    • Parkade system functions
    • All lighting
    • All site-specific operations
    • Commercial operations
  • Administer life safety systems for efficient operation in accordance with Westcorp’s playbook policies. This includes but is not limited to, daily mechanical rounds, emergency generators, fire panels, fire pumps, elevators, phones, etc.
  • Troubleshooting and performing repairs to prevent mechanical equipment or system from failure (i.e. filter changes, belt changes, greasing, parts swap, etc).
  • Complete all administrative requirements in line with the maintenance department, including but not limited to purchase orders, work orders, snow logs, etc.
  • Perform daily property inspections and be available to respond to any general maintenance requests (i.e. doors, door hardware, painting, drywall repair, carpeting, plumbing, lighting, etc., for proper operation, wear and tear maintenance requirements, etc.). Perform maintenance work orders in the assets as assigned.
  • External routine maintenance duties including, but are not limited to, snow removal, landscaping and general site cleanup (as required outside of contractor visits), and general upkeep to ensure enhanced property esthetics.
  • Obtain contract costs and estimates for various work. Coordinate approved contractor access and inspect contractor work, including deficiencies, to ensure the integrity of the asset is not compromised.
  • Prioritize and schedule all work to meet deadlines.
  • Check and replace lights throughout the complex (interior and exterior).
  • Assist with daily waste management system as required.
  • Respond to after-hours emergency calls and participate in the rotational on-call service.
  • Deliver exemplary customer service to internal and external customers.
  • Execute all work in a safe and professional manner, complying with Occupational Health and Safety Legislation guidelines and the Condominium Act.
  • Ensure comprehension and compliance with all Westcorp Property Management Inc. playbook policies.
  • Other duties as assigned by the Sr. Property Manager.

Required Skills and Abilities:

  • A 5th-Class Power Engineering ticket is a minimum requirement.
  • A minimum of five years of relevant experience is required.
  • Highly proficient knowledge of mechanical systems and HVAC operations is required.
  • Must have your own basic maintenance tools.
  • Must have the ability to perform maintenance on any site equipment.
  • Must have the ability and flexibility to work outside regular business hours, including weekends, for on-call, as required.
  • Safety conscience and safety-oriented attitude.
  • Ability to effectively multi-task and recognize and address important and time-sensitive tasks.
  • Strong interpersonal skills with exceptional written and verbal communication ability.
  • Strong ability to build a positive and professional relationship with owners, tenants, contractors and co-workers.
  • Highly organized, results-oriented with the ability to work independently and as a team player, and can adapt to various tasks.
  • Westcorp is a technologically sophisticated organization that uses TEAMS, Yardi and Angus. Proficient smartphone/computer skills are a must.
  • Physically fit, ability to lift, carry or move heavy items.
  • Own vehicle and valid driver’s license required.
  • Security clearance is required upon offer of employment.
