Job Description
The Analyst, Asset Management works collaboratively across internal departments to optimize the portfolio, add value and establish effective financial analyses and tools that lead to industry operating and financial outperformance. You will play a key role in preparing annual operating budgets and monthly forecasts, developing investor reports, internal KPI reporting, market research and ad hoc analyses to support the launch of new properties and ensure the resiliency of property performance as properties stabilize. The ideal candidate is a self-starter who is outgoing, organized, thorough and works well under pressure.
Reporting Relationship: This position reports directly to the Senior Vice President, Asset Management.
Key Responsibilities:
- Manage the preparation and development of annual operating and capital expenditure budgets, working collaboratively with Asset Management leads, Revenue Management, Marketing, Operations, IT, Accounting, HR and Investments teams.
- Preparation and presentation of monthly operating and capital expenditure reforecasts.
- Monthly analysis and reporting on asset-level & portfolio-level performance.
- Preparation and presentation of monthly asset management and investor / partnership reporting.
- Provide input and support to quarterly valuations for the Canadian Multi-Family portfolio.
- Develop ad-hoc financial analysis and cash-flow models to assist in making complex portfolio-level decisions.
- Review weekly, monthly and quarterly financial reports and identify opportunities to improve performance.
- Assist with real estate tax appeal research, analysis, and coordination.
- Prepare market research reports to help inform each property’s competitive positioning relative to rents, occupancy and property attributes.

Qualifications (About You):
To be successful in this role, you should possess the following qualifications:
- Commercial real estate and/or multi-family asset management experience preferred.
- BA/BComm degree in accounting, finance or real estate or related field with strong record of academic achievement.
- CPA or CFA designation preferred.
- Exceptional analytical and strong financial modeling skills.
- Knowledge of real estate accounting and financial statement analysis.
- Understanding of the multi-residential real estate industry, with a demonstrated interest in a career in real estate.
- Strong business acumen with a deep understanding of profit and loss statements for multi-family properties, as well as key drivers of property valuation and returns.
- Advanced knowledge of MS Excel, Powerpoint and Word.
- Must possess the ability to work well within a team environment.
- Must be highly organized, able to prioritize multiple concurrent projects and be able to independently identify and solve key business problems.
- Exceptional written and verbal communication skills and a high level of attention to detail and accuracy.
