Job Purpose

Lead role on business development & relationship management with target tenants for the development of investment grade Industrial & Logistics (I&L) assets to strengthen Aldar’s position as preferred developer-landlord partner to key tenants

Job Purpose

Lead role on business development & relationship management with target tenants for the development of investment grade Industrial & Logistics (I&L) assets to strengthen Aldar’s position as preferred developer-landlord partner to key tenants

Lead role negotiating Heads of Terms (HoTs) through to lease execution and coordinating with Development Team on building specifications / design briefs and project feasibility

Joint role developing business planning, due diligence, project feasibilities and investment strategy for I&L including managing relationships with JV partners and landowners for I&L projects

Roles And Responsibilities

Context

Aldar Development has aggressive growth plans regionally including:

  • Sector diversification – including regional development platforms for I&L
  • Regional expansion – focused on Dubai, KSA, Egypt / GCC – including M&A, land acquisition and JVs and sector-based expansion
  • Abu Dhabi land bank monetization – land sale / JVs, development of Aldar’s landbank, new land acquisition


Key requirements of the role include:

1. Business planning & strategy – I&L:

  • Contribute to overall business planning and strategy for I&L including comprehensive market knowledge (demand-supply projections, rents, build costs, available products, competitive environment and trends, lease terms) and contribute to deal underwriting / feasibility assumptions
  • Business planning / feasibilities for temporary and long-term I&L development on Aldar’s landbank
  • Opportunity Sourcing & deal execution– I&L:
  • Maintain database of target tenants for I&L ensuring close interaction with key contacts to understand regional growth strategies, future I&L requirements and build trusted relationships
  • Lead sourcing of end-user requirements for I&L through direct contact with prospective tenants and through real estate agents
  • Manage leasing activity for I&L with an asset manager mindset geared towards maximizing portfolio value including negotiating HoTs and progressing design briefs through to deal execution
  • Coordinate with Development team throughout design and development phase of speculative and BTS projects and with other stakeholders on feasibility, deal structuring and investment
  • Ongoing Management of Partnerships – I&L:
  • Work with wider P&I team and other internal stakeholders on ongoing management of partnerships for I&L including land acquisition and liaison with Aldar Investment on I&L investments
  • Exploration of other/new asset classes:
  • The role may change over time as Aldar scales up its I&L portfolio creating the opportunity to contribute to other growth opportunities being pursued by the P&I team as business plans evolve
  • Initial role supporting developing strategy, business planning and customer relationships for other asset classes


Qualification And Experience

  • Bachelor Degree in finance / business administration / real estate or similar
  • Relevant real estate qualifications


RELATED YEAR OF EXPERIENCE:

  • Min of 10 years of relevant experience in I&L sector including (1) business development / customer relationship management, (2) deal structuring of leases and build-to-suit transactions and (3) coordinating with development and investment teams on full project life cycle from feasibility through to development and asset management


YOE IN MANAGERIAL POSITION

Min of 4-5 years in a management position (I&L developer, freezone authority or agency/consultancy) with direct exposure to senior stakeholders and target customers

Technical And Interpersonal Skills

  • Proven track record in managing and structuring leases and projects for I&L assets
  • Excellent interpersonal and relationship skills to build trusted relationships with internal & external stakeholders
  • Ability to liaise effectively and communicate with diverse multi-disciplinary stakeholders
  • Highly ethical and collaborative team player; flexible and adaptable to change
  • Strong work ethic and ‘hands-on’ approach, blended with enthusiasm to actively participate in a lively team dynamic


Field Of Experience

  • Project leasing / customer relationship management / deal structuring for I&L
  • Translating tenant requirements into design briefs / feasibilities for speculative and BTS I&L assets
  • Knowledge of entire life cycle from design and feasibility through to development and asset management
