JOB PURPOSE
Partnerships & Investments (P&I) is responsible for driving growth & diversification of Aldar Development (AD). The role is focused on transaction execution and management of investments post-transaction with a key focus on financial structuring, financial due diligence, capital raising, and driving investment returns. The ideal candidate will have a deep understanding of corporate finance/structured finance, accounting, and M&A transactions – including relevant experience in the real estate sector and Middle East.
ROLES AND RESPONSIBILITIES
Business Planning, Strategy & Origination
- Work with the wider P&I team on strategy and business planning including evaluating potential partnerships and deal structures and progressing Investment Committee approvals.
- Identify optimal investment structures for P&I investments including acquisitions, JVs, and fund structures.
Transaction Execution
- Collaborate with internal stakeholders and external advisors on transaction management including leading financial due diligence, deal structuring, and financial analysis/financial modeling.
- Collaborate with internal stakeholders and external advisors to negotiate and document M&A acquisitions from HOTs to SPAs/JVAs – ensuring value maximization and liaising closely with wider P&I and AD to ensure that acquisitions align with objectives and risk-adjusted return expectations.
- Lead technical financial input to structuring of transactions and documentation of key terms (contributions, fund flow, distributions, accounting considerations, exit provisions, etc.).
- Lead new initiatives and processes for fund structuring and capital raising for existing and new investments.
Ongoing Management of Partnerships & Investments post-transaction
- Lead role in managing investments post-transaction including monitoring and optimizing investment performance and Aldar returns and supporting relationship management with partners.
- Maintain financial models and interface with the wider Development team on project financials including overlays on Aldar returns.
- Value Accretion/capital raising – e.g. corporate capital increase, attracting new co-investors, future partial exit/dilution of Aldar stake, new expansion initiatives, bolt-on M&A, fund structures.
- Participate as an active member of JVCo boards and steering committees.
Other:
- Support wider P&I team as required on major M&A transactions and leverage relationships to generate opportunities.
- Work with the wider team to review business plans, peer review of new opportunities, and financial models.
QUALIFICATION AND EXPERIENCE
RELATED YEAR OF EXPERIENCE:
- Minimum 12 years’ experience executing and managing relevant M&A transactions - including significant exposure to relevant real estate sectors and relationships with relevant partners.
- Extensive technical experience in accounting, financial modeling and structuring, financial due diligence, and investment analysis for related transactions.
- Blend of professional advisory (Big 4/Investment Bank) and corporate/investment experience.

QUALIFICATION
Relevant Bachelor/master’s degree in finance; strong preference for CFA.
