Job Summary:
The Senior Quantity Surveyor (pre-contract Estimation) manages the full pre-contract estimation process, including detailed cost analysis, BOQ preparation, and tender evaluations for high-end luxury residential projects. The role involves reviewing tender documents, contract conditions, specifications, and drawings, ensuring accurate material take-offs, and obtaining competitive quotations from subcontractors and suppliers. The position requires expertise in civil and interior design quantity surveying, post-tender clarifications, and cost adjustments, ensuring compliance with luxury construction standards.
Responsibilities:
- Carefully inspect and review tender documentation, contract terms and conditions, drawings, specifications, and BOQ. Analyze exact requirements and identify areas that have implications to Tender.
- Preparing and analyzing project costings for tenders, such as materials, quantities, labor, and time.
- Provide a detailed Take-Off and Bill of Quantities (BOQ) using estimating software packages.
- Preparing bills of quantities with the architect and/or the client.
- Mark BOQ to identify items to have inquiries sent out, together with specifications, preliminary elements, and appropriate drawings. Monitor the inquiry process and dates for quote returns.
- Outsource quotations for raw materials and subcontractors.
- Assess individual rates and prices, amend, create new, or insert from materials and sub-contract quotes.
- Raise RFI for any missing information, details, and specifications and evaluate the responses.
- Finalize Technical & Commercial Tenders for submission.
- Attending tender negotiation.
- Preparing reports, analyses, contracts, budgets, risk assessments, and other documents.
- Documenting any changes in design and updating budgets.
- Preparing P S adjustments and variations for ongoing projects.
- Coordinating with the site team regarding any modifications that arise during construction.
- Visiting the sites when required.
- Perform other duties deemed necessary as per the instruction of the immediate head from time to time.
Desired Candidate Profile
Mandatory Qualifications:
- B.S.C/ B. Tech in Civil Engineering/ Quantity surveying/ Construction Management
- 10 to 12 years of experience. Minimum 5 years’ work experience in Luxury residential projects preferably from a Tier 1 Contracting Company.
- Good exposure to Civil/Interior Design quantity survey & estimation, both pre and post contract.
- Strong analytical skills, attention to detail, and the ability to interpret complex construction documentation.
Preferred Skills:
- Excellent negotiation and communication skills.
- Ability to manage multiple tasks and meet tight deadlines.
- Familiarity with luxury construction standards and practices.
