An experienced and detail-oriented Senior Quantity Surveyor with a strong focus on pre-contract procurement. The ideal candidate will have extensive experience in cost planning, tendering, contract negotiation, and procurement strategy development from a developer's perspective.
Responsibilities
Pre-Contract Procurement:
Lead the preparation of tender documents, including bills of quantities, specifications, and schedules of works.
Develop and implement procurement strategies to optimize cost, quality, and delivery.
Conduct detailed cost analysis and benchmarking for various projects.
Evaluate and select subcontractors and suppliers through a competitive tendering process.
Negotiate contract terms, conditions, and pricing with contractors and suppliers.
Cost Planning and Management:
Prepare detailed cost plans and budgets for proposed developments.
Monitor and control project costs from inception to completion, ensuring alignment with budgetary constraints.
Provide accurate cost forecasting and reporting to senior management.
Identify and assess potential risks and develop mitigation strategies.
Ensure compliance with contractual terms and conditions to minimize financial risks.
Stakeholder Engagement:
Collaborate with project managers, architects, engineers, and other stakeholders to ensure alignment of procurement activities with project goals.
Maintain strong relationships with external suppliers, contractors, and consultants.
Documentation and Reporting:
Prepare and maintain comprehensive records of procurement activities, including contracts, tender documents, and cost reports.
Present cost and procurement reports to senior management and stakeholders.
Desired Candidate Profile
Professional membership with RICS (Royal Institution of Chartered Surveyors) or equivalent is preferred.
Proven track record of managing procurement activities for large-scale development projects.
Strong knowledge of construction contracts, procurement processes, and cost management techniques.
Excellent negotiation, communication, and interpersonal skills.
Proficiency in cost estimation software and Microsoft Office Suite.
