Senior Development Manager

Reports to: General Manager - Development

Position Overview:

The Senior Development Manager will play a critical role in leading and overseeing high-value real estate development projects from inception to completion. This individual will be responsible for managing the entire development process, including feasibility analysis, design coordination, stakeholder management, and project delivery. The ideal candidate will have a minimum of 5 years of local UAE experience with a reputable developer, a deep understanding of the regional real estate market, and proven experience working on luxury residences or branded residences.

Key Responsibilities:

Project Strategy & Feasibility:

• Conduct detailed market research and feasibility studies to assess the viability of new development opportunities.
• Prepare comprehensive development proposals and business cases for internal approvals.
• Define project vision, scope, and objectives in alignment with company goals.

Design & Planning Management:

• Lead the design process by coordinating with architects, consultants, and planners to ensure the project aligns with the intended vision and regulatory requirements.
• Oversee the preparation and submission of planning applications and manage the approval process.
• Ensure adherence to sustainability standards and innovative design principles.
• Prepare and manage project budgets, ensuring costs are controlled and within approved limits.
• Monitor financial performance, including cash flow, and provide regular updates to senior management.
• Liaise with finance teams to ensure proper funding and reporting structures are in place.

Stakeholder Engagement:

• Act as the primary liaison with key stakeholders, including government authorities, investors, consultants, and contractors.
• Lead negotiations with landowners, service providers, and other external partners.
• Ensure effective communication and alignment with internal teams, such as legal, marketing, and sales.

Project Delivery:

• Oversee the procurement of contractors and suppliers, ensuring adherence to company policies.
• Manage project timelines, ensuring that milestones are met and projects are delivered on time.
• Conduct regular site visits to monitor progress, quality, and compliance with health and safety regulations.
• Collaborate with the sales and marketing teams to develop go-to-market strategies and launch plans.
• Provide input on product positioning, pricing, and branding.
• Monitor pre-sales performance and adapt strategies as needed to meet sales targets.

Risk & Compliance Management:

• Identify potential risks and develop mitigation strategies to minimize impact on project outcomes.
• Ensure full compliance with local regulations, zoning laws, and permitting requirements.
• Maintain high standards of quality, safety, and environmental sustainability throughout the project lifecycle.

Key Qualifications:

• Bachelor's degree in Real Estate, Architecture, Engineering, or a related field. A Master's degree is preferred.
• Minimum of 10 years of experience in real estate development, with at least 5 years of experience working with a developer in the UAE.
• Proven track record of delivering large-scale residential, commercial, or mixed-use developments.
• Experience working on luxury residences or branded residences is essential.
• Strong knowledge of UAE real estate market dynamics, regulatory frameworks, and permitting processes.
• Excellent project management skills with the ability to manage multiple stakeholders and complex timelines.
• Strong financial acumen, including experience with budgeting, cost control, and financial reporting.
• Exceptional communication, leadership, and negotiation skills.
