Looking for a real estate manager for an established real estate company.
Responsibilities:
Property Management: Manage the day-to-day operations of residential, commercial, or mixed-use properties.
Oversee the maintenance, repair, and renovation of properties.
Ensure all properties comply with local standards for safety, cleanliness, and operational efficiency.
Address tenant concerns and ensure tenant satisfaction, handling disputes and complaints.
Leasing and Contract Management:
Negotiate and manage lease agreements, renewals, and tenant occupancy terms.
Ensure the timely collection of rent and manage arrears.
Review and enforce lease terms, including rent escalations and compliance with the UAE tenancy law.
Financial Management:
Develop, manage, and monitor budgets for properties, ensuring profitability and financial performance.
Manage the purchase, sale, rental, or development of properties.
Monitor real estate income and expenditure, as well as collecting payments.
Determine rental income and negotiate lease agreements.
Authorize maintenance, repair, equipment, and supply expenditure.
Negotiate contracts with vendors, suppliers, and contractors.
Oversee property-related expenses, including maintenance costs, utilities, and service charges.
Analyze and provide financial reports to owners, including ROI analysis, cash flow management, and capital expenditures.
Market Research:
Conduct market research to understand trends, market values, and rental demand.
Stay updated on property market developments and changes in real estate law and regulations.
Advise clients or the company on the best investment opportunities based on market conditions.
Legal Compliance and Risk Management:
Ensure all properties comply with UAE local laws and regulations, such as tenancy law, commercial lease regulations, and property registration processes.
Manage risk by reviewing insurance policies and ensuring proper coverage.
Handle legal disputes, liaising with legal head when needed to resolve issues related to properties or tenants.
Customer Relations and Tenant Services:
Develop and maintain good relationships with tenants, ensuring high occupancy rates.
Oversee and coordinate property inspections and maintenance schedules.
Manage the process of tenant move-ins and move-outs, ensuring a smooth transition for all parties.
Team Leadership:
Supervise and manage a team of property managers, leasing agents, and administrative staff.
Coordinate with vendors, contractors, and suppliers to ensure the upkeep of properties.
Requirements:
Familiarity with the UAE's real estate regulations, including the Dubai Land Department rules, RERA (Real Estate Regulatory Agency) guidelines, and tenancy laws.
Knowledge of property registration processes, visa and sponsorship regulations for expatriates, and rental contract requirements in the UAE.
Strong background in managing both commercial and residential properties in the UAE, including day-to-day operations and tenant relations.
Proficiency in property budgeting, financial analysis, and cost control. Experience in managing financial reports and understanding profit margins and ROI in the UAE’s real estate market.
Strong ability to negotiate lease terms, rent rates, and renewals, taking into account market conditions and legal constraints in the UAE.
Ability to analyze market trends, property values, and rent rates specific to the UAE’s real estate sector.
Excellent communication skills, both written and verbal, to interact with tenants, landlords, government agencies, and contractors.
Ability to manage property upgrades, renovations, and development projects from start to finish, ensuring quality and timeliness.
Ability to resolve tenant issues, maintenance concerns, and property-related challenges quickly and efficiently.
Familiarity with real estate platforms commonly used in the UAE, such as Bayut, Property Finder, and CRM systems.
Proficiency in MS Office tools, especially Excel for financial analysis.
Additional Qualifications:
Education: A bachelor’s degree in a relevant field.
Certifications: RERA certification will be an added advantage.
Experience: Minimum 5 years of UAE experience in property management, real estate operations, or related roles in the UAE market.
