Job Summary:

As a Quantity Surveyor with a focus on villa renovation projects, you will play a crucial role in the management of project costs, from the initial budgeting stage to final delivery. Your responsibilities will include ensuring that all aspects of the renovation project are delivered on time, within budget, and to the required quality standards.

Key Responsibilities:

• Cost Estimating & Budgeting: Prepare accurate cost estimates and budgets for villa renovation projects, considering all aspects of design, construction, and finishes.
• Tendering & Contract Administration: Manage the preparation and submission of tender documents, review contractor bids, and negotiate terms and conditions. Administer contracts and ensure compliance with agreed terms.
• Cost Control & Reporting: Monitor project costs and report on cost variations, identifying potential risks and recommending corrective actions. Keep clients and senior management informed about financial progress.
• Site Visits & Progress Monitoring: Conduct regular site visits to monitor progress, identify any discrepancies, and ensure that work is being carried out according to specifications and within budget.
• Quantity Take-Offs: Accurately measure and quantify materials and labor for the renovation works, ensuring all necessary resources are accounted for.
• Value Engineering: Identify cost-effective solutions without compromising quality or design intent, particularly in the renovation of villas and luxury residences.
• Final Accounts & Close-Out: Prepare final accounts for completed projects, ensuring all claims are resolved and payments are processed accurately.
• Liaison with Stakeholders: Communicate effectively with clients, contractors, designers, and project managers to ensure smooth project execution.

Qualifications & Experience:

• Degree in Quantity Surveying or a related field.
• Proven experience as a Quantity Surveyor, with a minimum of 3 years of experience in villa renovation projects or high-end residential construction.
• Strong understanding of the construction industry, specifically in renovation and refurbishment projects.
• Excellent knowledge of cost management, estimating, and tendering processes.
• Proficiency in relevant software tools, such as [e.g., CostX, Bluebeam, MS Excel, AutoCAD, or others].
• Strong communication skills and the ability to collaborate with both technical and non-technical stakeholders.
• Attention to detail and a proactive approach to problem-solving.
• Ability to manage multiple projects simultaneously while meeting deadlines and maintaining quality standards.
