Find suitable tenants for labor accommodation with 168 rooms and other properties.
Handle tenant contracts, including negotiations, renewals, and terminations.
Ensure compliance with Ejari (tenancy registration system) for all rental contracts.
Property Maintenance & Upkeep:
Oversee day-to-day management of the properties, ensuring they are well-maintained and in good condition.
Coordinate repairs and maintenance as needed, working with external service providers and maintenance teams.
Legal & Regulatory Compliance:
Ensure that all tenancy agreements comply with Dubai's rental laws and regulations, including changes to government rules.
Stay updated on relevant regulations from authorities like the Real Estate Regulatory Agency (RERA) and comply with all local government requirements.
Manage the collection of rent from tenants on time and handle any payment disputes.
Maintain accurate financial records, including rent payments, maintenance costs, and other property-related expenses.
Foster positive relationships with current tenants, addressing concerns or complaints in a timely and professional manner.
Manage conflict resolution and ensure smooth communication between tenants and the management team.
Property Inspections & Reporting:
Conduct regular inspections of the properties to ensure they meet the required standards.
Provide regular reports to senior management on property conditions, tenant matters, and financial status.
Desired Candidate Profile
Qualifications & Experience:
Proven experience in property management, ideally in Dubai or the UAE market, with specific experience in managing multiple properties, including residential and commercial spaces.
Knowledge of local property laws and government regulations (Ejari, RERA, etc.).
Strong negotiation and communication skills for dealing with tenants and contractors.
Good organizational skills to handle multiple properties and tasks.
Experience in managing contracts and legal documentation.
A degree or diploma in property management, real estate, or a related field is an advantage.
Proficiency in English; knowledge of Arabic or other languages may be beneficial.
Excellent interpersonal skills, with the ability to build and maintain strong tenant relationships.
Detail-oriented with a focus on compliance and accuracy.
Proactive, with strong problem-solving abilities.
Ability to work independently and take initiative in managing all aspects of the property portfolio.
