Job description

Job Title: Property Manager
Location: Dubai, UAE

Job Summary:

As a Property Manager, you will oversee the operational, financial, and administrative aspects of a diverse property portfolio. You will ensure the properties are well-maintained, compliant with local regulations, and generate optimal returns for owners while providing exceptional service to tenants and clients.

Key Responsibilities:

  • Property Maintenance & Operations:
    • Coordinate regular inspections and maintenance of properties.
    • Liaise with vendors, contractors, and service providers for repairs, renovations, and upgrades.
    • Ensure properties comply with Dubai Municipality and regulatory requirements.
    • Advertise vacancies and manage tenant selection to maintain high occupancy rates.
    • Prepare and execute lease agreements in accordance with UAE laws.
    • Address tenant inquiries, complaints, and resolve disputes promptly.
    • Develop and manage budgets for each property.
    • Monitor rent collections and enforce timely payments.
    • Provide monthly and annual financial reports to property owners.
  • Marketing & Leasing:
    • Develop and implement effective marketing strategies to attract tenants.
    • Negotiate rental terms and renewals to maximize profitability.
    • Stay updated on market trends to adjust rental rates competitively.
  • Compliance & Legal:
    • Ensure adherence to UAE property laws and RERA regulations.
    • Manage tenancy contracts and oversee Ejari registrations.
    • Handle eviction processes or legal disputes when necessary.
  • Owner & Stakeholder Communication:
    • Serve as the main point of contact for property owners.
    • Provide regular updates on property performance, expenses, and tenant feedback.
    • Offer strategic recommendations for property enhancements and investment opportunities.

Key Requirements:

  • Education: Bachelor’s degree in Real Estate, Business Administration, or a related field.
  • Experience: Proven experience in property management, preferably in Dubai or the UAE real estate market.
  • Certifications: RERA certification (preferred).
  • Skills:
    • Strong interpersonal and communication skills.
    • Proficiency in property management software.
    • Financial acumen and budgeting experience.
    • Problem-solving and organizational abilities.
    • Knowledge of Dubai’s real estate market and laws.
  • Language: Proficiency in English is required; knowledge of Arabic or other languages is a plus.
