Role Overview

We are seeking an experienced Project Manager to oversee and manage luxury home renovation projects from conception to completion. The ideal candidate will have a strong background in project management, construction, and interior design, with an eye for detail and a passion for delivering high-quality results. You will be responsible for coordinating with clients, contractors, designers, and suppliers to ensure smooth execution, on-time delivery, and budget compliance.

Key Responsibilities

Project Planning & Management

1. Conduct a thorough assessment of the project scope, client needs, and the site conditions to plan effectively. Work closely with designers, architects, and clients to develop a clear renovation plan that meets both aesthetic and functional requirements.
2. Oversee the entire execution process to ensure that the work is carried out as per the plan, including managing subcontractors, suppliers, and project teams. Maintain a detailed timeline and ensure resources are allocated effectively to prevent delays.
3. Review architectural and engineering drawings to identify and address potential conflicts or discrepancies.
4. Knowledge on process of authority approvals of various communities; Nakheel, Emaar, MAF, etc.

Client Engagement

1. Meet with potential clients to understand their vision, offer expert guidance, and outline project possibilities.
2. Be the main point of contact for clients, addressing their questions and concerns at all stages of the renovation process. Build strong relationships and ensure a positive experience for clients from the initial consultation through project completion.
3. Actively manage client expectations, especially when dealing with unforeseen circumstances such as delays, budget changes, or design alterations. Always ensure transparency and deliver solutions that align with the client's vision.

Team Coordination

1. Lead and manage project team members, including subcontractors, laborers, and in-house staff. Ensure that all team members understand their roles, responsibilities, and expectations from the start of the project.
2. Monitor work progress to ensure alignment with project specifications, schedules, and quality standards.

Quality Control, Compliance & Risk Management

1. Conduct site inspections to ensure all work meets quality and safety standards.
2. Oversee material measurements and ensure procurement aligns with project specifications, budgets, and schedules.
3. Stay informed on legal, regulatory, and environmental standards, ensuring compliance throughout the project lifecycle.
4. Identify project risks, develop mitigation strategies, and prepare contingency plans.

Vendor Management & Negotiation

1. Source and negotiate with vendors and suppliers for materials, equipment, and services. Ensure that deliveries are on time and meet quality standards.

Financials

1. Work with the finance team and designers to create a detailed and accurate budget that includes all costs for labor, materials, and permits.
2. Oversee the project budget, ensuring that costs remain within the agreed-upon parameters. Monitor expenditures and adjust as needed to maintain profitability.

Reporting & Documentation

1. Develop a detailed project schedule outlining start dates, key milestones, and end dates. Prioritize tasks and ensure that dependencies between different stages of the renovation are respected.
2. Monitor work progress to ensure the project remains on track and that any delays are managed effectively. Adjust the schedule proactively to account for unforeseen issues (e.g., weather delays, supply chain disruptions).
3. Maintain comprehensive records for all aspects of the renovation, including contracts, change orders, progress reports, permits, and approvals.
4. At project completion, ensure that all final documentation is submitted to clients, including warranties, final invoices, and any required certification of compliance.

Qualifications & Skills

1. Experience: 5+ years of project management experience with a minimum of 5 villas in luxury home renovations, interior fit-outs, or construction.
2. Education: Bachelor's degree in Project Management, Civil Engineering, Architecture, Interior Design, or a related field. PMP certification is a plus.
3. Technical Knowledge: Strong understanding of construction methodologies, materials, and renovation best practices.
4. Software Skills: Proficiency in project management tools (e.g., MS Project, Primavera, AutoCAD, or similar).
5. Communication & Leadership: Excellent verbal and written communication skills with strong leadership and negotiation abilities.
6. Problem-Solving & Decision-Making: Ability to anticipate challenges, analyze solutions, and make informed decisions under pressure.
7. Multitasking & Attention to Detail: Ability to handle multiple projects simultaneously while ensuring quality and efficiency.
8. UAE Market Knowledge: Familiarity with Dubai's real estate and renovation industry is a strong advantage.

Additional Requirements

1. UAE driving license needed. Ownership of a car is an asset.
