Operations Manager | Majid Al Futtaim Properties Asset Management Business Unit
ROLE SUMMARY:
The Operations Manager will oversee the efficiency and development of operational processes of the team while enforcing company policies and procedures. This includes proficiency in leading a cross functional work force for operating successful malls, facility management, development, and re-development projects.
This role will be responsible for strategizing and implementing innovative ideas and state of the art technology to take the operational management to the highest quality standards which should exceed all stakeholders expectations.
ROLE PROFILE:
Development / Redevelopment: To take an active role in all aspects of the mall's rehabilitation and project activations, including planning, development, execution of Projects within specified timelines. To ensure during Development / Project durations, mall regular operations and consumer journey is not impacted. To provide all important operational feedback to development team while designing a new built mall.
Budget planning and administration: prepare, manage, and effectively phase (cash flow) Capital and Operating Budgets including budget for Facility Management. To control and monitor the operating expenditures daily to ensure the financial objectives of projects are met on an annual basis.
Revenue Generation: Explore, create, and suggest to Management additional unutilized areas within the mall which can be converted in a revenue generating area. To lease the storage units to maximize revenue from non-retail space. Creation of incremental revenue through pop-up stores and remote storage optimization. To optimize cost in every operational function to contribute to Malls EBIDTA. Effective management of Parking Management System and generating revenue through smart parking initiatives.
Value Generation: To Undertake the study of life cycle cost analysis of all old plant and machinery and accordingly suggest enhancement of system to reduce maintenance cost. Leading operations and ensuring optimal productivity. To work closely with AI team on smart parking initiatives to improve the consumer journey to the mall.
Operational Management: Integrate and consolidate policies and procedures to ensure adherence to corporate governance. Analyze situations of potential problem and respond decisively for effective situation resolving in operational incidents. To utilized data analytic approach to optimize the mall car park for its effective utilization.
Facilities Management: Develop and manage the budget for facilities operations, including maintenance, utilities, and repairs. Prepare financial reports and forecasts to support strategic planning and decision-making. Negotiate, manage, and review contracts with service providers, vendors, and contractors. Ensure compliance with contractual terms and conditions. Analyze and improve facilities processes to enhance efficiency and reduce costs. Establish and monitor key performance indicators (KPIs) to measure the effectiveness of facilities management operations. Ensure compliance with service level agreements (SLAs) with internal and external service providers.
Project Management: Develop project plans and strategies ensuring successful closing of projects which includes all Redemising projects evolving out of Leasing strategies. Stakeholder management. Align procurement activities with project schedules and budgets. Strategic liaison with consultants and contractors. Planning and scheduling resources to meet timelines. Monitoring project progress and presenting updates to senior management. Liaising with design and technical team streamlining project progress and troubleshooting issues/conflicts. Maintains and manages the quality and progress of work.
Transformation Management: Planning, implementing, managing, and reinforcing changes within Majid Al Futtaim portfolio by aligning people, processes, and technology. Planning and managing the migration to the new ERP systems for entire Majid Al Futtaim portfolio by effectively managing resources, stakeholders, and risks.
Business Continuity: Develop the Disaster Management and Business Continuity Plan (BCP) for the asset. Lead the Crisis Management Response Team as a Team Leader. Leading mock drills to ensure performance is aligned according to plan.
REQUIREMENTS:
Bachelor's / Engineering degree with knowledge in operations management or related field.
Experience in management, operations, and leadership.
Must have robust interpersonal skills, ability to set personal and project priorities and be highly organized in day-to-day and longer-term planning and execution, and track and maintain complex schedules effectively.
Has completed at least 7 years experience, of which 5 years to be in quality retail project management within major shopping centers within the Gulf region.
Is a proficient user of MS Office and MS Project AutoCAD is an added value.
Meticulous and detail oriented but does not lose focus of the big picture.
Is a team player, well-tempered, capable of working under pressure and following instructions to the detail.
