Job Description
Role: Property Manager
Location: Abu Dhabi
Role Purpose:

• Responsible for managing the day-to-day operations of any managed portfolio.
• Establish and manage all processes and functions relating to Property Management Operations, supporting the key business of the company.
• Evaluate and implement improvements to the internal processes to achieve customer satisfaction and improve efficiency and control.
• Support and guide the team of Property Operations to ensure team functions are performed in compliance with the standard operating procedures and to the expectations of MPM business channels.
• Maintain and update the system with current and actual data.
• Maintain tenant and property information in the Oracle databases up to date.

Key Accountabilities of the Role:

• Manage assigned portfolio of all property management processes and procedures.
• Support automation initiatives within the company and implement improvements to workflows for enhanced efficiency and control.
• Work and follow approved SOPs, ensuring compliance with established KPIs.
• Manage Property Operations tasks of routine assignments, e.g., issuance of renewal leases, follow up with renewals, termination of leases, attending to customers' requests, providing information to customers, etc.
• Monitor and manage government lease renewals and payments.
• Address and resolve issues relating to customers referred by Customer Service Officers to ensure satisfactory service.
• Communicate with management and provide recommendations to improve processes and customer service/satisfaction.
• Ensure timely reporting of management information.
• Complete daily transactions at customer service counters and obtain required supporting documents/approvals.
• Support the Property Relationship Manager in managing division functions and assist in special tasks as required by management.
• Carry out portfolio site inspections according to the annual planner, submit required reports, and save them in the agreed folder, adhering to SOP.
• Send upcoming properties to the leasing team upon receiving non-renewal notices.
• Encourage tenant retention by convincing tenants to renew the same unit with the new target rent.
• Meet tenants as requested and resolve their issues professionally.
• Maintain department files and records electronically.
• Escalate serious issues, potential risks, or unresolved cases to the line manager and senior management within 10 working days.
• Cover MPM from any financial losses or damage to the company’s reputation.
• Regularly present portfolio status to the line manager and senior management as requested.
• Close any issues, cases, task forces, and audit points within target dates.
• Maintain an archiving system, ensuring accurate and timely storage and file management.
• Respond to inquiries and requests pertaining to managed properties.
• Complete and submit reports, forms, and other paperwork as required.
• Ensure compliance with applicable laws, rules, and regulations.
• Perform other related duties as assigned.
• Achieve the goals/KPIs of performance.

Specialist Skills / Technical Knowledge Required for this Role:

• Diploma certificate in business, technical, or information technology discipline.
• Extensive knowledge of property management, experience in property management applications, and ability to handle special tasks.
• Real estate industry background and experience are essential.

Previous Experience Required (if any):

• Over 2 years of work experience in property management functions (for Consultant).
• Over 5 years of work experience in property management functions (for Manager).
