We are seeking an experienced and results-driven Marketing Manager with a strong background in residential off-plan sales. The successful candidate will be responsible for leading the marketing efforts through the full lifecycle of sales campaigns, from pre-launch strategies to post-sale customer engagement. You will work closely with the sales, development, and creative teams to develop and execute comprehensive marketing plans that drive awareness, engagement, and conversion of residential off-plan properties.
Key Responsibilities
Develop and implement marketing strategies for residential off-plan sales, aligned with overall business goals and sales objectives.
Conduct market research to understand trends, competitor activity, and customer insights.
Identify and target key buyer personas for off-plan properties based on demographics, preferences, and buying behavior.
Collaborate with developers to understand project timelines, features, and selling points to craft marketing messages.
Pre-Launch Marketing Campaigns
Design and execute multi-channel pre-launch campaigns to generate awareness and interest in upcoming residential projects.
Develop content and messaging that highlights the unique selling propositions (USPs) of the properties, including location, design, and amenities.
Coordinate the production of promotional materials, brochures, digital content, and advertisements in collaboration with creative teams.
Manage event planning and execution for project launches, show homes, and site tours.
Leverage social media, email marketing, and PR to build anticipation and excitement.
Lead Generation & Sales Support
Implement digital marketing campaigns (Google Ads, Facebook, Instagram) aimed at lead generation for off-plan sales.
Manage relationships with external agencies, vendors, and real estate brokers to ensure seamless lead generation and nurturing.
Create and maintain a CRM system for tracking and qualifying leads, ensuring that all marketing leads are effectively handed over to the sales team.
Develop marketing materials and sales collateral, including property brochures, virtual tours, and presentations.
Support the sales team with marketing assets that enhance their engagement with potential buyers.
Customer Engagement & Post-Sale Communication
Develop post-sale marketing strategies aimed at nurturing buyer relationships and promoting brand loyalty.
Coordinate the delivery of regular updates to buyers on project milestones and construction progress.
Plan and execute handover events, home tours, and other initiatives to engage buyers and reinforce positive brand experiences.
Implement referral programs and campaigns to leverage customer networks for future sales.
Budgeting & Performance Tracking
Manage marketing budgets for individual projects, ensuring effective allocation of resources across channels.
Track and report on key performance indicators (KPIs) such as lead generation, conversion rates, and cost-per-acquisition.
Regularly update senior management on the progress of marketing campaigns and sales outcomes.
The Successful Applicant
Bachelor's degree in Marketing, Business Administration, or a related field.
Proven experience (5+ years) in marketing for residential off-plan property sales or real estate.
Strong understanding of the full marketing lifecycle, from pre-launch campaigns to post-sale customer engagement.
Experience in digital marketing (SEO, PPC, social media, and email marketing) and lead generation techniques.
Excellent project management skills and the ability to handle multiple campaigns simultaneously.
Strong analytical skills with the ability to interpret data and make data-driven decisions.
Proficiency in CRM platforms, marketing automation tools, and reporting systems.
Strong communication, negotiation, and presentation skills.
Ability to collaborate across departments, including sales, development, and creative teams.
Experience working with luxury residential projects or high-end developments.
