Job description

Job Purpose:

Prepare and update feasibilities throughout the lifecycle of mixed use real estate developments. Support the development team in preparing periodic development reports highlighting progress updates as well as variance analysis on the financial model. Carry out adhoc cost / revenue related analysis. Support the Financial Planning team in consolidation and analysis and assessing the debt and equity requirement, including other required tasks by the employer.

Key Accountabilities:

  1. Prepare financial models for large scale mixed use real estate development projects using Estatemaster / Excel.
  2. Carry out sensitivity analysis to ascertain the impact of change in various commercial parameters on the profitability as well as assess the debt and equity requirements.
  3. Update the financial model during the execution phase of the development to reflect changes in cost, revenue and timing of cashflows.
  4. Carry out adhoc analysis related to development cost, revenue and profitability and time based returns.
  5. Co-ordination with various stakeholders responsible for inputs to the financial model including third party market research consultants.
  6. Support the development team in preparing periodic development reports.
  7. Support the Financial Planning team with consolidation of development budget, forecasts and variance analysis.

QUALIFICATIONS, EXPERIENCE, & SKILLS:

  • Bachelor’s degree in Accounting or Business Administration.
  • Candidates who have either completed CFA/CMA are in advanced stage of completion will be preferred.
  • 6-8 years as a financial analyst preferably with a developer firm or property consultancy.
  • Understand Investment appraisals models - terms such as profit on Cost, equity returns, net present value, internal rates of return, discounted cashflow, debt & equity.
  • Previous exposure to Estatemaster and Excel modelling.
  • Knowledge of UAE real estate market dynamics.
  • Understanding of joint venture structures and their impact on investor returns.
  • Understanding of the property development lifecycle.
  • Exposure to development reporting and highest and best use studies.
  • Previous exposure to ERP systems such as SAP or Oracle is preferable.
