Job Description

1. Responsible for maintenance and operation duties for all mall MEP equipment (either handled by mall staff or third-party subcontractors/suppliers).
2. Maintaining a logbook for each building equipment containing the operating and maintenance data of the equipment.
3. Performing basic in-house repairs on building common equipment and maintain a history of repairs and replacement (either by mall staff or third-party subcontractors/suppliers).
4. Ensuring that the building’s safety equipment such as, but not limited to, Automatic Fire Pump and Fire Sprinkler System and Fire Alarm and Detection System are fully operational. Ensure that the building’s Fire Evacuation Staircase System is unobstructed, and all panic doors are unlocked. Ensure that all emergency lights in common hallways and fire staircases are fully operational.
5. Ensuring that all emergency diesel fueled electricity generators are in fully automatic transfer operation and have sufficient fuel all the time.
6. Conducting regular audit and inventory of tools, materials and equipment.
7. Performing periodic performance evaluation on multi-skilled technicians assigned in the mall.
8. Ensuring that the mall is fully fit for operation and has in place contingency measures and planned actions for scheduled down times and sudden emergency equipment failures.
9. Evaluating and providing an energy and materials savings program for the mall to attain the most cost-effective way to operate the property within the bounds of client comfort.
10. Submit reports to MEP facility manager.

Assist the MEP facility manager in:

1. Submitting through email every Friday of the week, a weekly report on the status of the common area equipment.
2. Submitting periodically all service reports concerning preventive maintenance performed on the mall’s building facilities and equipment.
3. Preparing an engineering operating expense budget to establish a fixed inventory per year of engineering materials needed each year to operate the mall.
4. Coordinating with the management on all matters concerning mall operations and providing accurate and detailed information on such matters.

Desired Candidate Profile

1. Must have a degree in Mechanical Engineering.
2. Must have 8-10 years of experience with a solid background in mall operations.
3. Ability to plan pro-actively and adhere to a schedule.
4. Ability to read electrical wiring diagrams, control logic, electrical and mechanical drawings.
5. Solid mechanical and maintenance background with proven management of facilities equipment repair and preventive maintenance programs.
6. Strong ability to manage multiple tasks and work under pressure, possessing an exceptional sense of urgency.
7. Organizational leadership and management skills.
8. English Language - Excellent verbal and written.
