Looking for a Property Manager to Join Our Real Estate Management Team

Job Description

Job Responsibilities:

  • Property Maintenance and Inspections: Conduct regular inspections of properties to ensure they are in good condition, compliant with local standards, and address any maintenance issues. Oversee repairs, maintenance, and upgrades to properties while working within a set budget.
  • Tenant Relations: Act as the point of contact for tenants, addressing concerns and resolving issues related to the property. Manage tenant complaints, disputes, and feedback in line with UAE property laws and regulations.
  • Leasing and Tenant Acquisition: Advertise available properties, conduct property viewings, and screen potential tenants. Negotiate lease agreements in compliance with the Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA) guidelines. Ensure timely renewal and termination of leases as per contract terms.
  • Rent Collection and Financial Management: Collect rent and ensure timely payments, managing the payment process according to Dubai rental laws. Prepare financial reports, manage operating expenses, and budget for property-related costs.
  • Compliance and Legal: Ensure compliance with Dubai's real estate laws, including the Dubai Tenancy Law (Law No. 33 of 2008) and RERA regulations. Handle legal matters like eviction processes, resolving disputes, and ensuring properties comply with safety and health standards.
  • Property Marketing: Develop and execute marketing strategies for properties, including advertising in local and online media, property portals, and social media. Ensure properties are listed on reputable real estate platforms such as Bayut, Property Finder, or Dubizzle.
  • Vendor and Contractor Management: Manage relationships with contractors, service providers, and vendors for maintenance, cleaning, landscaping, and other property-related services. Oversee work quality and ensure adherence to contractual agreements.
  • Budgeting and Cost Control: Monitor property budgets and expenses, seeking cost-effective solutions while ensuring high-quality property management. Optimize income generation through proper rent structuring and regular property audits.
  • Lease Renewals and Negotiations: Oversee tenant lease renewals and renegotiations, ensuring fair terms and compliance with market rates. Understand local market trends to adjust rental prices accordingly.
  • Reporting and Communication: Provide regular reports to property owners on tenant status, rent collection, financial performance, and maintenance needs. Ensure effective communication between tenants, owners, and external vendors.
  • Crisis Management and Emergency Response: Handle emergency situations, such as property damage or urgent repairs, efficiently and promptly. Ensure safety protocols are followed, especially in the case of fire alarms or other hazards.

Desired Candidate Profile

  • Certified Property Manager (CPM): This is a global certification that signifies professional expertise in property management. It's not mandatory but adds credibility.
  • RERA Certification: In Dubai, the Real Estate Regulatory Agency (RERA) certification is crucial for property managers. RERA regulates real estate transactions, and all property managers must complete RERA's training programs to be licensed.
  • Bachelor's Degree in Real Estate or Property Management: A degree in a relevant field like real estate, business administration, or property management may be required by certain employers, though experience is also highly valued.
  • Knowledge of UAE Property Laws: A strong understanding of Dubai’s property laws, including the Dubai Tenancy Law and the Rental Dispute Center's (RDC) procedures, is essential.
  • Strong Communication and Negotiation Skills: Given the multicultural environment of Dubai, strong interpersonal and communication skills in both English and Arabic (optional but beneficial) are highly desirable.
  • Experience with Property Management Software: Familiarity with software tools such as Bitrix.
  • Knowledge of Market Trends: Staying updated with the real estate market trends in Dubai and understanding the demands of tenants is important for competitive pricing and effective property management.
