The Senior Development Manager is a key leader responsible for overseeing the development and design process to ensure successful project execution within timeframes. They liaise with finance and sales teams to integrate commercial requirements into the design and development, including the Masterplan and its components.

Primary Responsibilities

  1. Develops design programs in collaboration with other senior design and planning team managers, ensuring project deliverables align with the project plan and objectives.
  2. Manages design procedures from inception to tendering, construction, and delivery, maintaining adherence to established guidelines throughout.
  3. Leads the Masterplan, directing consultants to implement development planning, design, delivery, and secure necessary authority approvals.
  4. Maintains an up-to-date Build Package integrated into the masterplan, keeping stakeholders informed of design status and implementation progress.
  5. Schedules and leads weekly design coordination meetings.
  6. Confirms that coordination issues are updated and resolved in a timely manner with other senior design and planning team members.
  7. Coordinates villas setting out plans onto the Masterplan to support registration and permitting processes.
  8. Responds to contractor-raised RFIs related to the Masterplan and villas executed under contract.
  9. Acts as primary coordinator between sales, finance, and design teams for villas setting out requests, customizations, plot amalgamation, brochures/reports for VVIP customers, palace plot studies, and investor analysis.
  10. Undertakes technical reviews of design delivery packages and specifications to ensure alignment with feasibility study outcomes.
  11. Supports preparation of RFPs, project programs, development programs, and tender proposals.
  12. Participates in tender interviews for potential consultants/contractors and prepares final reports.
  13. Prepares memos documenting design changes and ensures formal communication between teams and contractors per contract requirements.

Key Duties and Responsibilities

  1. Coordinates with internal teams on development, planning, design, and delivery aspects.
  2. Develops design programs in conjunction with management teams to ensure project deliverables align with project plans and budgets.
  3. Ensures projects are delivered in compliance with project execution plans, including design management, project management, BIM management plans (as required), and adheres to these throughout the project delivery process.
  4. Manages design procedures, such as information exchange, issue logs, RFIs, etc.
  5. Schedules and manages weekly design coordination meetings.
  6. Works closely with architects, contractors, engineers, interior designers, quantity surveyors, operators, and landscape architects to meet brand standards and local requirements while keeping costs within limits.
  7. Reviews scope of work, costs, roles, and responsibilities, and deliverables prepared by discipline leads to check alignment and consistency with clients and contractual requirements.
  8. Supports preparation of consultancy/contract briefs, tenders, award, and manage services.
  9. Assists in preparing presentations internally and for clients and relevant authorities.
  10. Contributes to value engineering and optimizing design for highest opportunities.
  11. Leverages tracking systems for all projects from inception through completion and post-completion.
  12. Responsible for project progress reports to senior management.

Commercial Responsibilities

  1. Understands and implements project management principles to deliver work within quality standards.
  2. Contributes to preparation of RFPs.
  3. Contributes to marketing and business development teams.
  4. Contributes to sales and finance teams.
  5. Assists the commercial and procurement team in preparing contracts with regard to technical input and deliverables.

Managing Consultants

  1. Prepares technical requirements and responsibility matrix for each area of scope for consultant contracts in conjunction with other senior design and planning team managers to ensure full scope coverage.
  2. Manages consultants on deliverables and quality of works in line with contract agreements.

Managing Approvals

  1. Manages engagement with key stakeholders, agrees approval procedures, checks submissions align with senior management expectations, and tracks approvals.

Additional tasks may be assigned to the employee from time to time, or the scope of the job may change as necessitated by business demands.
