Possess hands-on skills and knowledge to complete required repairs and maintenance on commercial HVAC systems (including chillers, cooling towers, pumps, motors, air handlers, automation/controls systems, and associated electrical and pneumatic systems) using industry standard tools and in accordance with all codes, laws, and regulations.
Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition. Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
Prepares and submits requests for parts purchase and purchase orders. Self-starter - willing to find the items needing to be addressed. Any and all other duties and tasks assigned but not limited to:
Assist other mechanics and electricians with repairs and maintenance of plumbing/piping/tubing, interior/exterior painting, line striping (paint sprayer), welding, snaking drains, repair of dock doors, repair of dock plates/levelers, building and equipment. Maintains tools and orders supplies as required for installation and repairs.
Keeps logs, documents equipment repairs, closes work orders, tracks time accurately in reports, and provides timely and constant communication with the Maintenance Supervisor and/or Maintenance Manager. General office maintenance includes hanging pictures, installing keyboard trays, and repairing/moving office furniture systems. Minor repairs to the lawn and grounds of site. Maintains a clean and safe work environment.
Comprehensive knowledge of Safe Work practices, especially regarding energized work, working at heights, and confined spaces along with attending all safety training and complying with safety policies. Ability to recognize, assess, and mitigate or eliminate risk. Ensure that compliance with all regulatory laws and guidelines are met as they relate to the operation of the building’s infrastructure. Responsible for alerting management of building discrepancies. Ability to understand and use proper PPE.
Maintain documentation mandated for the purpose of maintaining regulatory compliance with Federal, State, or Local law and the proper handling of hazardous materials.
Evaluate, train, teach, and coach a workforce of Lead Engineers, Facility Engineers, and Maintenance Technicians as requested by supervisors. Demonstrates the proper use and care of tools and instruments, giving hands-on instruction in basic maintenance, safety, and troubleshooting procedures, recommending relevant outside engineering courses for enrollment.
GED, 7 years HVAC facility related work experience or comparable work experience.
Comprehensive knowledge of maintenance processes. Ability to effectively use computers and computer programs (including Microsoft Office Suite). Skill in the use of the internet to navigate to and use web-based applications. Ability to use handheld electronic devices (PDA, Blackberry, cell phones, etc.). Demonstrated verbal/written communication skills. Ability to create, modify, and edit processes, procedures, and reports. Proven record of excellent internal and external customer service.
Certification as a Universal Technician for CFC's (or within 90 days of employment), EPA Universal Certification, R410a certification.
