THE POST

ADNOC Schools is currently seeking a Housing Manager to join our team with an immediate start. This role is based at ADNOC Schools HQ and provides support across all four of our campuses.

As a member of the HQ Operations team, the Housing Manager will be fully responsible for effectively managing all housing requirements in relation to staff accommodation ensuring quality and safety across ADNOC Schools four campuses. The incumbent will continuously strive to exceed internal & external stakeholder expectations, capitalizing on the economic profit and return on capital investment, while embracing the ADNOC Schools Core Values.

ADNOC Schools are Massachusetts State Curriculum schools and provide high-quality learning environments in Abu Dhabi City and the Western Region of Abu Dhabi Emirate.

This is an exciting opportunity ADNOC Schools, which is currently operated by Aldar Education, offer world class amenities, and are designed to provide learners with a 21st Century curriculum using the latest technology and world class facilities.

RESPONSIBILITIES

  • To be responsible for the organisation, implementation, and allocating of centrally appointed lease contracts across the school and maintaining relationships with landlords and property management companies.
  • To lead and manage the provision of a high-quality housing service that delivers and focuses on positive tenant outcomes and satisfaction, meeting the needs and aspirations of our school teaching community.
  • To monitor performance standards of the landlords/property management companies appointed in line with contractual terms and conditions.
  • To support school Operations, Lead in ensuring property management delivers exceptional customer service and exceeds tenant expectations.
  • To carry out any other reasonable duties as directed by Group Head – General Services or Director of Operations.

General Operations

  • Manage all supplier relations and performance targets to ensure employees receive excellent service in the housing area.
  • Development and implementation of policies, systems, processes, and Service guidelines in conjunction with the Group Head functions ensuring all new policies and processes are school focused prior to implementation throughout the group.
  • Ensure ADNOC Schools optimize the use of framework service suppliers through effective mobilisation, planning, management, and financial considerations.
  • Ensure that employees are fully compliant with local Government authority regulations and stakeholders’ policies to safeguard fines of any nature as a result of non-renewal of contracts.
  • Promote digitization to minimize the use of paper. Ensure optimum use of Housing software for management of housing portfolio across the group.
  • Be contactable outside of normal School hours, available to attend site to support the business when required in line with the ADNOC Schools Critical Incident Response Protocols.

Leadership & Management

  • Support school teams to oversee supplier relations and performance targets to ensure employees receive excellent service.
  • Continuously review supplier services operating models and staffing levels to ensure the schools receive excellent service.
  • To guide and oversee the school-based teams in managing their employees onboarding and offboarding processes.
  • To embody the values, vision, and ethos of ADNOC Schools and assist the schools in delivering Policies and Service guidelines that will ensure high quality and successful outcomes.

Finance, Commercial & Procurement

  • To present monthly management reports highlighting challenges, development opportunities, financial summary, and escalation requirements.
  • Use financial management information to identify areas of relative spending, access trends, and directly advise Group Head – General Services accordingly.
  • Ensure Delegation of Authority processes and procedures are followed at all times.

Relationship & Stakeholder Management

  • Embrace and encourage the ethos and standards of excellence as defined in the ADNOC Schools Core Values.
  • Implement systems to proactively and regularly monitor tenant satisfaction and identify opportunities & strategies for improved customer satisfaction and cost reduction.
  • Ensure that property management companies and tenants are fully compliant with local government authority regulations to safeguard against fines of any nature.
  • Resolve service challenges once highlighted and seek support where necessary to limit complaints and reduction in tenant satisfaction from services.
  • Ensure all internal and external audits are effectively co-ordinated and that actions arising from such audits are completed in a timely and appropriate manner.
  • Understand the effects and implications of government policies, legislation, and directives, developing effective strategies for current initiatives and long-term trends and developments.

Health, Safety & Environment

  • To ensure the leased buildings and apartments meet hygiene and health & safety requirements in line with current legislation at all times and report any trends or weaknesses to the Group Head – General Services along with the Group Head of Operational Risk & Safety.
  • To lead and support a culture of ‘no hurt, no harm’ through pro-active and pragmatic risk-based decision making.
  • To promote and demonstrate a supportive and business focussed approach to the management of risk, with a solution-based mentality.
  • To act as the responsible person for HSE effectiveness and ensure housing department and/or team complies with current Health & Safety legislation and/or guidelines as issued by ADNOC Schools, advising the various cluster teams accordingly.
  • To drive a positive and proactive health and safety culture throughout their team.
  • To ensure adherence to all relevant Service Guidelines and Policies, developing and challenging where necessary.
  • To drive and support the use of the safety management system to ensure compliance regarding incident management.

Minimum Qualifications

Essential

  • Bachelors (BSc) in business related subject; or
  • Related industry qualification, of graduate level, for the assigned functional area(s).
  • Certificate of School Business Management / Facilities Management / NEBOSH or IOSH preferable.

Minimum Experience

  • At least 5 years’ experience in a senior level position within an education or service-oriented industry.

  • Commercial acumen.
  • Initiate effort and energy beyond the typical workday, where the tasks require additional commitment.
