Head Business Development (Property Acquisition)

Job Description:

The purpose of this role is to develop and execute a business development strategy for the current management of a mixed portfolio of residential, commercial, warehouse, camps, and car parks in the UAE by acquiring assets (property) under management, generating annual rental yield as per a 5-year business plan. Design methodologies and work processes to manage properties most effectively and efficiently, enhancing business growth.

Desired Candidate Profile:

  1. Business Development: Responsible for the development and implementation of business development strategy for a mixed portfolio of residential, commercial, warehouse, camps, and car parks. This includes the successful execution of sales and business development goals in pursuit of reaching and exceeding the company’s revenue, customer acquisition, and sales leads targets.
  2. Business/Financial Modelling: Prepare business proposals and present them to potential clients highlighting the organization's ability and experience in effectively managing properties and estates.
  3. Market Survey & Analysis: Analyze market surveys, benchmark properties under management, and provide stakeholders with monthly updates and reports on market scenarios, rental rates, and market opportunities for growth.
  4. Risk Mitigation: Oversee the management of factors affecting the rental revenue and value of properties. Set up an internal process for ease and transparency of business development ensuring risk elements are covered through solid contracts. Conduct regular inspections of estate grounds and facilities to propose property enhancements.

Dimensions & Impact:

Geographical coverage: UAE

Experience Knowledge and Skills:

  1. Bachelor’s degree with a preferred master’s in business management or an executive program in business management from a recognized university or program in Property Management in the UAE.
  2. 15+ years of overall experience with at least 5+ years as a Business Development Manager in a prestigious organization.
  3. Well-versed with statutory rules and regulations of Property Management in the UAE.
  4. Understanding of analytics tools like Net Insight, Omniture, Web trends, etc. is an added advantage.
  5. Strong media network and contacts with landlords, property owners, and investors.
  6. Preferred candidate with experience in Banking: Asset Management Portfolio.
