Job description

We are looking for a General Manager of Asset Management for a leading logistics company based in Dubai.

Location: Dubai, UAE

Salary: 90,000 - 100,000 AED/month

Requirements:

  • Bachelor's degree in engineering, Business, or in a related field.
  • Preferably certified in Asset Management.
  • 10-15 years work experience in diverse facilities Engineering roles, with at least 5 years in leadership experience in Facilities Management/Project development.
  • Desirable industry experience in the Real Estate, holding companies, logistics sectors.

Key Responsibilities:

Strategy, Policy, and Procedures:

  • Develop and oversee the implementation of effective assets and maintenance strategies and programs that align with the company's goals and objectives.
  • Develop and implement policies and procedures to ensure compliance with legal and regulatory requirements related to asset management.
  • Monitor market trends such as rates, inflation, and economic growth forecasts and propose recommendations to the asset strategies.
  • Evaluate potential acquisitions and development opportunities to enhance financial returns.
  • Collaborate with the Risk Management team to establish risk systems and control procedures for all assets under the company.
  • Design comprehensive goals for performance & growth.
  • Deal with sensitive and confidential information with discretion to protect the interests of the company.

Assets Management:

  • Review and approve plans for project execution, design, and installation of postal boxes (i.e., construction of commercial outlets) including selecting and negotiating with vendors/contractors, prioritizing events, monitoring progress, sanctioning modifications and revisions, controlling expenditure, and approving progress payments, testing, commissioning, and accepting completed projects on behalf of the company.
  • Ensure that assets are utilized efficiently and effectively and identify opportunities for improvement. Continually explore and recommend return on investment projects.
  • Oversee the maintenance (repairs and replacements) and upkeep of the company facilities and infrastructure.
  • Develop and maintain asset life cycles, asset costs, and return on investment across all facilities and locations.

Facilities Technical Support:

  • Oversee ongoing renewal of the company's facilities and infrastructure through an integrated program of facilities planning and implementation for new construction, alteration, and facility renewal projects to meet the company's administrative requirements.
  • Ensure all assets are provided with a smooth supply of basic facilities, and health and safety standards are followed.

Leasing of Assets:

  • Oversee the processes involved in leasing of assets and workspace, including leasing agreements, acquisitions, dispositions, and conducting market research.
  • Collaborate with the Director of Leasing to identify potential tenants and ensure tenant complaints are actioned in a timely manner.

Property Feasibility:

  • Lead the final feasibility study with Finance, Marketing, and Property Development divisions (including external consultants, if required), utilizing the approved standard economic evaluation package to assure cross-validation of the preliminary feasibility study and rates of returns on the initial broad-brush cost estimates developed for property development initiatives.

Administration Services:

  • Monitor the processes involved in the administration of asset management including service contracts, availability of security systems, and access controls to ensure they are efficiently and effectively managed.

Synergies with the Stakeholders:

  • Liaise with the BU's Heads to ensure that complaints are identified and corrected or improved.
  • Develop and maintain strong working relationships with stakeholders to ensure effectiveness of service delivery and appropriate resolution of findings and issues identified.
  • Oversee physical security arrangements for the company as well as the entire range of facilities and assets to secure assets and people.
  • Communicate with stakeholders, such as investors, lenders, and board members, to provide updates on the performance of assets and to address any concerns or issues.
  • Develop relationships with brokers, real estate agents, and other industry professionals to promote the company's leasing opportunities.

Budgetary Control:

  • Prepare and monitor the annual plan and budget, ensuring the operations of the department are carried out according to plan and agreed targets are achieved.
  • Direct the preparation and consolidation of the asset budgets and monitor financial performance versus the budget.
  • Monitor asset budgets and financial forecasts related to leasing activities and maintenance.
  • Measure and track delivery ROI on identified transformation opportunities for assets while driving continuous process improvement.

Reports:

  • Oversee preliminary feasibility reports based on the initial concept to evaluate the economic viability of new projects within the vision and mission of the company.
  • Develop and maintain an accurate and complete asset information database used for reporting across the organization.
  • Provide input to the preparation of the company's MIS reports on the progress and status of various property development initiatives.
  • Prepare and release MIS reports to provide Management with timely information to monitor the progress of property and facility management against plans and budgets.
  • Conduct property analysis of existing properties for renovation and upgrades on behalf of the company.

Talent Management:

  • Lead and motivate the team through regular communication, performance evaluations, recognition, and career guidance with the best tools to achieve maximum results.
  • Review the manning and training requirements of the team and communicate those requirements to management.
  • Identify potential talent pool of successors and comply with succession planning framework and initiatives.
  • Demonstrate a commitment to meeting Emiratization targets.

Other Tasks:

  • Perform any other responsibilities relating to this job request or work task as allocated by the Line Manager.

About the Role:

Lead the acquisition of assets and disposition strategies to maximize the value of the company's geographically diverse real estate, through the cost-effective management of service expenditures, development of new and old facilities with energy efficiency, and effective determination of rental income rates; ensuring all assets are managed in compliance with relevant laws, regulations, and best practices.
