The GM leads teams, manages budgets, ensures project compliance with legal standards, and aligns development efforts with business objectives.

General Manager - Construction Development

Job Overview:

The General Manager (GM) of Construction Development will be responsible for overseeing all aspects of the property development lifecycle, including land acquisition, project planning, construction management, and final delivery. The GM will manage multi-disciplinary teams, ensuring projects are completed on time, within budget, and to the required quality standards. This role requires strong leadership, a deep understanding of development and construction processes, and the ability to drive business growth through effective project execution.

Key Responsibilities:

  • Leadership & Strategy:
  • Define and execute the overall strategy for the development and construction arm of the company.
  • Lead and manage a team of project managers, engineers, architects, and construction professionals.
  • Ensure alignment of construction and development goals with the organization’s long-term business strategy.
  • Drive innovation in project delivery, sustainable practices, and resource management.
  • Project Management:
  • Oversee the entire development process, including land acquisition, feasibility studies, design, planning, construction, and final handover.
  • Manage project timelines, budgets, and resources to ensure successful delivery of developments.
  • Coordinate with internal teams, external contractors, architects, and government agencies to obtain necessary permits and approvals.
  • Ensure that all projects comply with building codes, zoning regulations, and other legal requirements.
  • Financial Management:
  • Prepare and manage budgets for each development project, ensuring cost control and financial performance.
  • Work with finance teams to develop accurate financial forecasts and manage cash flow throughout the development lifecycle.
  • Negotiate contracts with contractors, suppliers, and consultants to ensure cost-effective procurement of goods and services.
  • Maximize profitability by analyzing development opportunities and managing risk.
  • Business Development & Client Relations:
  • Identify new development opportunities, assess market trends, and provide input on land acquisitions and investment decisions.
  • Build and maintain strong relationships with key stakeholders, including investors, partners, government authorities, and clients.
  • Develop and implement strategies for successful marketing, leasing, or sale of developed properties.
  • Represent the company in negotiations, presentations, and client meetings to secure future projects and partnerships.
  • Operational Excellence:
  • Implement best practices in project management, risk management, and quality assurance to ensure efficient and safe construction processes.
  • Oversee the selection and management of subcontractors, ensuring that they meet project requirements and deadlines.
  • Conduct regular site visits to monitor progress, assess safety compliance, and ensure adherence to project specifications and timelines.
  • Address and resolve any issues that arise during the development and construction process to prevent delays and maintain project momentum.
  • Team Development:
  • Lead the recruitment, training, and development of a high-performing team in the construction development sector.
  • Promote a culture of collaboration, accountability, and continuous improvement.
  • Provide mentorship and career development opportunities for staff, ensuring the team remains up-to-date with industry trends and technologies.

Qualifications:

  • Bachelor’s degree in Construction Management, Civil Engineering, Real Estate Development, or a related field (Master’s degree preferred).
  • 10+ years of experience in construction, property development, or real estate, with at least 5 years in a senior management role.
  • Proven track record of managing large-scale property development projects from concept to completion.
  • Strong knowledge of construction processes, real estate markets, zoning laws, and regulatory requirements.
  • Experience with financial modeling, project financing, and managing budgets for large projects.
  • Excellent leadership, negotiation, and communication skills.
  • Ability to manage multiple projects simultaneously while maintaining attention to detail.

Preferred Skills:

  • Experience in urban development, mixed-use projects, or sustainable building practices.
  • Strong understanding of real estate market dynamics and investment opportunities.
  • Familiarity with project management software, real estate development tools, and construction technology.
  • Experience with public-private partnerships and joint ventures in construction development.

This role is critical for steering the company’s development efforts, ensuring successful project outcomes, and fostering long-term growth in the construction development sector.

Job Type: Full-time

Pay: From AED30,000.00 per month
