Finishing General Foreman

The General Finishing Foreman for luxury villas is responsible for overseeing the finishing work on high-end residential projects, ensuring the highest quality standards in every detail. This role involves managing and leading a team of skilled finishers, coordinating with subcontractors, and ensuring that all aspects of the finishing work align with the luxurious specifications of the villa designs. The foreman will work closely with the project manager, architects, and designers to maintain an impeccable standard of craftsmanship and ensure client satisfaction.

Key Responsibilities:

1. Lead and supervise a team of skilled finishers, ensuring that each task is completed to the highest standard.
2. Provide guidance and training to workers, ensuring they are knowledgeable of techniques and materials specific to luxury finishes.
3. Assign daily work tasks and manage team performance to ensure the completion of all finishing tasks on time and within budget.
4. Monitor the quality of the work and ensure that all finishes meet the aesthetic and technical requirements of luxury villas.
5. Quality Control & Attention to Detail:
6. Review detailed drawings and specifications to ensure finishes meet the luxurious standards expected in high-end residential properties.
7. Oversee the installation of high-quality materials such as custom cabinetry, specialty flooring, fine marble, high-end wallpapers, and luxury paint finishes.
8. Inspect the completed work, paying close attention to detail, and make adjustments to ensure a flawless finish.
9. Resolve any issues related to quality, rework, or errors and address them swiftly.
10. Collaboration with Design & Architecture Teams:
11. Work closely with architects, interior designers, and project managers to ensure the design vision is fully realized.
12. Provide feedback on design aspects that may need adjustments based on the practicalities of construction and materials.
13. Attend design meetings when required to ensure seamless integration of finishes with the overall design concept.
14. Act as the point of contact for clients regarding finishing work, addressing any concerns, and ensuring that their expectations are met.
15. Maintain a high level of professionalism when dealing with high-net-worth individuals, ensuring their needs and preferences are prioritized.
16. Offer suggestions for improvements or enhancements to finishes based on current trends or client requests, ensuring the final result exceeds their expectations.
17. Coordination of Materials & Subcontractors:
18. Oversee the procurement and proper use of high-end materials for finishing work, ensuring they are on-site in a timely manner.
19. Coordinate with suppliers to ensure that luxury materials are sourced and delivered according to schedule.
20. Manage subcontractors who may be involved in specific areas of the finishing work (e.g., specialty flooring, custom cabinetry) and ensure their work aligns with the overall quality standards.
21. Budget and Schedule Management:
22. Ensure that all finishing work stays within budget and on schedule, minimizing any delays in the final stages of the project.
23. Track labor and material costs related to finishing and provide regular updates to project managers on progress.
24. Address any challenges or delays immediately and implement corrective actions as needed to ensure timely completion.
25. Health, Safety, and Compliance:
26. Enforce strict adherence to safety regulations and standards on the worksite to protect the team and ensure compliance with local laws.
27. Ensure that all team members are trained in safety practices and are using equipment properly to avoid accidents or delays.
28. Conduct safety meetings and inspections on a regular basis.
29. Documentation & Reporting:
30. Keep accurate records of the materials used, the progress of work, and any issues that arise.
31. Prepare detailed progress reports for senior management and clients, including any changes or adjustments made to the original plans.
32. Monitor and report on quality control processes and resolutions of any deficiencies found in the work.

Required Skills & Qualifications:

1. Proven experience in luxury residential finishing, with a strong understanding of high-end materials, finishes, and craftsmanship.
2. Minimum 5 years of experience in a supervisory role in construction, with a focus on high-end residential projects.
3. Strong leadership skills, with experience managing teams of skilled tradespeople.
4. Ability to read and interpret architectural drawings and specifications.
5. In-depth knowledge of luxury finishes including custom cabinetry, marble, granite, designer flooring, wallpapers, and high-quality paint finishes.
6. Strong problem-solving and decision-making abilities.
7. Excellent communication and interpersonal skills, with the ability to work closely with clients, designers, and subcontractors.
8. Proficiency in project management and scheduling tools.
9. Detail-oriented, with a passion for delivering impeccable quality.

Preferred Qualifications:

1. Certification in construction management, carpentry, or a related field.
2. Familiarity with design software (e.g., AutoCAD) and project management software.
3. Experience with sustainable or eco-friendly luxury finishes (e.g., green materials, energy-efficient solutions).

Physical Requirements:

1. Ability to work on-site in various weather conditions.
2. Ability to lift and carry materials (up to 50 lbs) and perform other physical tasks as required.
3. Capable of standing for long periods, bending, and moving throughout the construction site.
4. Construction site environment with a focus on high-end, luxury residential projects.
5. The role may require occasional travel to different sites, depending on the location of the villas.
6. Full-time with occasional overtime required to meet project deadlines.
